When we had to sell our apartment in Vienna, we didn't know how to do everything at first. That's why we decided to hire a real estate agency. The IMA real estate management has done everything to our complete satisfaction.

Ima Immobilien Management GmbH was the worst property management company I have ever had in my life. I lived in Vienna for about 2 years with IMA as the property manager. If you don't want to read so much, here's my conclusion in advance: Personally, I would never move into an apartment where the IMA would be my property manager. If there was no other way, I would make sure to take out legal expenses insurance beforehand that covers real estate law. Here is an excerpt from my experience: -) The broker of the IVV affiliated with the IMA behaved very unprofessionally, was unpunctual, answered only sparsely and was clearly not interested in us. We were herded around the apartment with minimal expenditure of time. These people know that as a house hunter you cannot choose the real estate agent. -) If I needed something from the property management, I had to ask about it more often over a longer period of time. Emails were ignored, calls were put off. -) If something is broken, it takes a correspondingly long time to be repaired. When we moved in, one of the faucets was broken and it took weeks to replace it. -) Costs that the landlord has to pay according to the law and are usually not a problem, were billed to us. For weeks I had to fight with countless calls and emails not to have to pay this bill. I had to coordinate the parties because the property management obviously couldn't speak to the plumber. -) We once had a fire in a room full of basement compartments. The fire damage was not repaired for months. We were also not informed of the progress or the future plan (not even when asked). We couldn't use our cellar during this time. -) The garage door of the underground car park in the house was broken once and therefore open for several days. Since you can get to the apartments and mailboxes from the underground car park without a key, this was more than unpleasant. During our entire time in this apartment there were several break-ins in the cellar compartments, a cellar fire and once a letterbox was set on fire (Vienna, 6th district). I don't know if the gate could have been repaired any faster, it felt too long anyway. -) Our garage space was rented twice, which led to us being threatened with a property violation lawsuit by the other party. The reaction of the IMA was that we could "stop somewhere else" in the garage until the problem is solved. -) In the basement there was always water damage (yes, in addition to the break-ins and the fire). I don't know why it wasn't fixed.
