On Wednesday at 10 p.m. I received an email that the bike cellar must be cleared by 8 a.m. on Friday. I'm supposed to put my bike in my cellar compartment. The homeowner is not interested in the fact that the basement is damp. When the tenants of the house wanted to put their bicycles in their basement compartments, they had a nasty surprise. The cellar was dug up and the excavated earth was stored in front of the doors. We can't even get into our basement compartments. The holes are also not secured so that people can fall into them. It leaves an extremely poor first impression.

The renovation of our apartment was obviously a botch. No professional plumber would build or renovate a bathroom like this. It was "forgotten" to set up the ventilation. It should also be clear that there will be a flood when showering if the shower door is not sealed on the floor, as there is no shower tray - you are standing directly on the ice-cold tiled floor. According to professionals, this can only be if you let the water run too long (the floor is completely flat !!!) .... Incidentally, a shower tray is not possible because of the drain. A friend (professional fitter) has confirmed that you can of course install a shower tray here - it would be more expensive ... In the presence of witnesses, the professional told us quite bluntly that he had received instructions from the property management or owner to do everything as cheaply as possible. If a ground floor apartment, which is not adjacent to any other apartment, is being renovated for the purpose of letting, this renovation is advertised and a relatively high deposit is advertised, the tenant can already assume that the apartment was insulated in the course of the renovation - which of the broker was also confirmed in the course of the inspection. The floor sinks in when you step on it, the doors are all crooked. The pipes to the radiators are dust eater. See photo 4.5. When the apartment was handed over, the man from the property management did not even get the front door (mounted crookedly) to the apartment. Only after several attempts and phone calls did he open the door. Now after about 2 years, the chimney sweeper discovers rust on the pipes above the gas boiler. Allegedly these pipes were completely re-assembled two years ago. After three e-mails there was still no answer from the property management. Also, be careful with the utility bill. Refurbishment costs for individual apartments (e.g. our fuse box, bank charges, etc.) are included, which are not permitted according to the MRG. Here you should always be careful and ask. To be fair, the inadmissible items were always credited to us.

On the Währinger belt 121, the door number 8 and 17, in the whole staircase, stores garbage or bulky garbage !!!

Average response time of 3 weeks to e-mails, refuses to comply with the landlord's obligations, ignores information about damage to the apartment, keeps the tenant involved with false statements. They are nice on the phone, but that serves more to put the tenant off so he can calm down.
