It is worth being careful when entering into a real estate brokerage contract with lvm. This agreement gives the broker the right to fine you financially. However, if he does not act in your interest, the contract will not protect you in any way.

The development of the LVM City Border Residential Area, or the reservation agreement with LVM, only protects the interests of LVM, although at first it cannot be foreseen. I will explain in more detail: On 01.03.18, I signed a reservation agreement with LVM for the purchase of the Orava tee house under development. I paid the booking fee and started preparing. Apply for a loan from the bank and sell the land to pay down the house. The contract was signed on 30.06.18. The first surprise came in late March, when the broker announced that the builder had submitted a higher-than-expected bid, meaning that LVM could no longer offer the house at the price allowed in the booking agreement. After some calculations we were able to find a compromise and the price of the house increased by about 2000 euros compared to the original 5000. As a buyer, did I need to know if the developer still has a contract with the builder? Now, if you think that if the builder had made a much cheaper offer than the agreed price, would the client be happy that we could offer you a house at a much better price? Preparations continued. I ordered an offer of kitchen furniture, went to see a selection of stone floors and spent every free time planning and designing a house. If the bank needed more detailed information in addition to the future value estimate, the broker was very upset and did not understand why it was needed. Eventually, however, the information was provided to the bank. When the bank wanted a precise timeline, it turned out that the original completion date in spring 2019 had shifted by about 6 months, which meant that I had to start up my crumbling sales plans with a turbo. After nearly 3 months of preparatory work, the 15.05 turnaround came. Broker Rita Sepp stated that our cooperation is not working and they would like to withdraw from the booking agreement and at the same time the deposit with the booking agreement was refunded. I couldn't believe it. Under the contract, I had time until the end of June and could only be terminated by written agreement between the parties. Conversations with board member Ingmar Saksing did not bring about any change either. He explained to me coldly that I might have a reservation contract, but nobody would force them to enter into a pre-construction contract with me. However, the fact is that if I started the process today with, for example, an adjacent plot, it would cost me at least 6000 euros more expensive. This is the attitude of LVM towards its customers. I hope this story helps people who need a broker and make the wiser choice of a real estate agency. Be warned!
