I have been their tenant for 1 year and a half. Beware! They will try to squeeze the last drop out of your deposit, regardless of how unfair it is. I would give it less than 1/5 if possible. "With all due respect, there is no way my partner or I are paying for these "issues". First of all, my partner and I have spent an entire day cleaning everything thoroughly, not only the shower screen, as mentioned here, but even behind all the pieces of furniture, where plenty of mouse faeces were (as you did not take care of the pest issue as discussed more than once!)... Second, the torn vinyl was brought to your knowledge as soon as the maintenance guy tore it. This was mentioned in an e-mail as well, even with an attached photo as soon as the guy tore it! You never bothered much with confirming the receipt of e-mails. Even after we gave notice, it took you quite a long time to reply, remember? Thirdly, the cheap toilet seat was moving all over the place ever since we moved in, we thought it's like that by design...I did not steal it, it is still there, I even disinfected it with bleach...the seat itself is not broken, and if the screws are loose, it goes under fair wear and tear. Did you charge the previous tenant for it too? Even if you want to buy a new toilet seat, it is 8 pounds, not 50! This is outrageous! No, I do not agree with anything you wrote as it is a rip-off. I don't have enough words to express how angry I am with all these "made up" expenses. I have treated you with nothing but respect, paid deposit and rent in advance before moving in, then paid the rent on time for over a year, gave notice as specified in the contract, cleaned everything as you asked for (even though you were too busy to check the inventory at the scheduled time! and inventory is supposed to be done with the tenants present, it is only fair)...and now you are coming up with all this?? This is 100% not fair. I suggest you reevaluate and reconsider. Don't provoke me. If you carry on with these made up expenses, I will do my best to give you nothing but good advertisement all around. My money does not grow on trees, I work quite hard for it and it bothers me when people are taking me for a fool."
