BE WARNED this place is not as advertised! They advertise themselves as a hotel but it is really a hostel. The building has no front door or a receptionist/security so pretty much anyone can walk in at any time. The shared kitchen was in a disgusting state for the duration of our stay with an extremely foul smell coming from the fridge. The sheets for the bed had nasty stains on them -- I've attached 3 photos for 3 separate sets of sheets. On top of that our room was right next to the generator which would go off at 5am everyday and would keep us up. We've brought this up to the host who initially suggested we move to a different room which was frankly much smaller and had no windows. While the generator was eventually moved to a different location we've had enough of all the issues and asked for our money back for the duration of the stay. We even agreed to pay a penalty since technically the place has a no cancellation policy though I'd argue that given all the issues we faced we shouldn't have had to pay anything extra. The amount of money we ended up getting back in the end was far less than what the host originally agreed to refund us. Honestly you're better off staying elsewhere!

Important notice: It's a hostel, not a hotel as advertised. It's lacking good mattresses, decent service and basic security. Relative to Tulum's elevated prices, it's on the lower price range, if you're looking for a private room. But there are nicer places with way better service + amenities! Just talk to airbnb hosts directly and negotiate a good price. For a very short stay okay, not recommended for a longer stay. PROS: I booked an upstairs room and enjoyed the overall stable WiFi, the ceiling fan, the strong A/C and the private ensuite bathroom. The centre can be reached within 5 minutes by foot. CONS: One of the negatives is the untidy and unwelcoming kitchen, which is your typical hostel kind of gross. Also, the "breakfast" they offer isn't worth $4US and sometimes isn't served at all or only one food item can be found and the flies are already feasting on it. Every hostel I've ever stayed in had better breakfast. So skip this and get your own groceries. Something to keep in mind is that there is no comfortable common area. They do count with bar chairs in the kitchen downstairs and some lounge chairs upstairs if you want to sit somewhere else than your room, since it's quite dark in there. But hanging out outside of your room isn't a thing. Due to only one single window (or none) per room it's impossible to air the room properly so there is a slight smell of dampness lingering and some of the wooden installations in the bathroom got black mould. Last but not least I'm 90% sure I got bitten by bed bugs during my first week. Then I saw they just got a big delivery of new mattresses - maybe that's why. Towards the end of my stay the host became more and more rude and behaved very unprofessionally. When I simply informed him about his shortcomings (no breakfast served although included in my booking etc) he brushed it off and treated me like I was making crazy demands. He's super nice to other guests though, so I guess you can also get lucky, as long as you don't expect him to do his job properly or, God forbid, hold him accountable. Apart from that it's a nice place to stay, if you have the same priorities as me. Tenants usually respect the quiet hours, which is a big plus compared to some other hostel-like places. I recommend this place for short stays up to three days, but definitely not for long term.

This was one of the worst hostels I have stayed at. This is described as a boutique hotel on AirBnB but it is clearly a hostel. We arrived and no-one was there to greet us, we finally got in the room and there were ants on the bed. There was a nail for a bathroom door handle. The bed was so uncomfortable with the springs digging in to our back. The included breakfast was a watermelon left out with flies all over it and some bread. The shower is tiny and the worst thing was we stayed there because we were told that it was the fastest internet in town which we needed as we are digital nomads however in our rooms we received 3mb not 200mb, the good internet was only in the downstairs shared area. To round off my stay I woke up with loads of bites all over my body which was either bed bugs or ant bites, I demanded my money back for the final night which they did give me back. But I wouldn't recommend anyone to stay here

The staff is amazing, very friendly people. The hostel is very clean and neat, I highly recommend it.

All needed on good rooms. Comfortable beds, dope linen, power outlets and lockers. Nice and wide common areas. Ohh and also great price!
