Council passed the mask ordinance on 8/24/2020 and it suppose to enforce mask wearing in buildings and gatherings. Some people and businesses still refuse to comply with the mask and CDC guidance. I live an Alta at Liberty Mill and some residents complain about the cleaners and employees refuses to wear a mask. Murn Management who is property management over Alta at Liberty Mill states that they can't force their employees to wear a mask. That is poor management practices!!! Need new management!! During a pandemic residents lives don't matter!! The management refuses to put up signs of the new mask ordinance in the building or inform the residents about the new ordinance for their health and safety, this is poor management practices..nufeffnufeffThe building is cleaned by people who don't wear a mask. The police had to come out and tell management to tell employees to wear a mask. They don't disinfect the building and someone took a video of the employees not wearing a mask for evidence.If a resident catch COVID 19 Murn properties are liable? Why Murn Management don't care about the COVID virus? They do have the CDC signs in the office?nufeffLandlord and Tenant Affairs of Montgomery County, Maryland is aware of this however silent.nnThe politics by the State of Maryland regarding COVID 19 are hypercritical as there is no enforcement to care for the lives of constituents in this County. Murn Properties hires cleaners, I believe are immigrants that barely understand or speak English and allowing them to work in adverse conditions and don't care about their lives. I believe that is employee abuse to treat their workers and don't enforce safety measures for them and their family lives during a pandemic. Are they paying them minimun wage? What about their lives, Does it matter?nnJust come here in the lobby and see for yourself ! Times 7 to 4 weekdays ... Landlord and Tenant Affaiirs office staff don't care about minorities health or lives in this County. They have seperate rules by race!

This is an agency the county could do away with, and use the money on something else. When you file a complaint, you won't hear from them, unless you inquire a month later. Then, you don't get an answer to your concerns. Tout say they are NO tenants' advocate is an understatement. They are useless period!

Amazing customer service, Miss Maureen made me feel like it was okay to ask questions. I was unsure of a lot of things and asked her a lot of questions, she was very kind and patient. Thank you so much for your kindness, it goes a long way.

Landlords are charged $114/year for a rental license. That is no big deal but for $114 all I get for the money is a notice every year that my $114 is due. Two issues that they could address at no cost, but despite my recommendations every year to them and also to councilmembers, they fail to do so:n1) The County Council passes new landlord-tenant laws almost every year but these laws are not communicated to landlords. I usually find out by accident through google searches. If they care about landlords and tenants honoring or being protected by the laws, they could include those updates along with the rental license renewal each year. But they don't.n2) The Landlord-Tenant Handbook is a good resource and I rely on it for the sample leases for landlords to use. Again, announcements to landlords are never made about new versions of the handbook. Also, the handbook should have a page that clearly provides new laws, by year enacted. There's no way to tell what has changed in the sample lease from year to year other than some vague descriptions, and using the new sample lease each time is a major time consuming task to format. We own one house and are renting it out while away for military service. It often feels like Montgomery County makes it difficult for landlords who are trying to follow all of the laws. (Nevermind that you cannot call and speak with anyone other than 311, which is just a hurdle and a time suck to getting assistance, or that you cannot call someone back at the LTAO office.)

I applied for a rental license in early May. I have yet to hear from this office. When I called 311 they first wouldn't put me through to the office because they said maybe they could answer it. It was a specific question not answered on the website so finally she left a message for the LLTA office. A lady called me back and we began having a conversation. Before all my questions were even asked we got cut off. I called back to the specific individuals phone number immediately and she didn't pick up so I left a message. This was around 4:20 pm on a Friday. So no response Monday, called again. No response and this went on for about 5 messages I left for her. She never called me back. Now I am going to have to go there in person since they won't give you service over the phone. I still as of 6/28/19 I still have no response to my early May application. I was supposed to have my property leased by July 1. By the way on the brief call that I did have in June I confirmed that they had my application but she said they hadn't processed it because I said July 1.Now wouldn't you think that means I am going to need a license by that date? Total negligence. We pay taxes to employ these people. Whoever runs that office needs to do some checking on the customer service being given.
