I would not recommend this place because their rules are outrageous. They complain about little things in your porch or yard. They threaten to take you to court a lot.
With two friends who live here I was fairly familiar with Queens Estates since 2016.nAlthough I had no real interaction with the staff the past few years, I can say that the team here now have been just fine with no issues where I'm concerned.nFor a Park that was established in the 50's, it appears that even the oldest units (and those are few) are in good shape - from the outside anyway. None have that neglected, shabby, run down look. The wood decks are new looking and built well. The snow was plowed regularly. My neighbors that I've seen & met are all good folks. Everyone for the most part are friendly enough yet not nosey or bothersome. Even the mail carrier is a bright, friendly gal.nHave I visited other Parks that are newer or more lavishly landscaped?.. yes.nAre there occasional potholes in the roads?.. yes. But potholes are part of life in northern States that get substantial snowfall.nIn my own experience - I would not choose either of the other area Parks over Queens. Not when I visited them the past 2 years. You can't judge a book by it's cover. In fact.. a books cover can hide a good deal from plain view.. revealing it's negatives too late.nIf I have one wish or desire for here - it would be for City Water or a small treatment plant onsite that could reduce the iron in the water. Hard water doesn't bother me much. I prefer it over that slippery soft water feel. And in my experience water softners don't do much to remove iron/rust anyway. I barely use mine, instead purchasing a large filter unit I intend to install where my water feed comes in when the weather allows. This will give me the option to change out the filters myself as needed. And a good flushing of the hot water heater can only help with reducing iron content. This isn't my first rodeo with well water and it's inherent issues, no matter what State one lives in. There's no foul sulfur odor, just iron that I'd prefer to do without.nWhen you're a homeowner - be prepared to do what's needed within reason to make your own experience as good as you can.nFrom personal observances it appears that at present, there is one street on the edge where some of the residents don't keep up their exteriors as well as they might, and where several of the units appear older than they would if they got the benefit of a fresh coat of paint and a little positive attention to their yard area. After all.. the Park can't be 100% responsible for every residents personal life experience. Each person has the free will to add positivity to their own life.. even if it's just a $2.00 packet of flower seeds that changes up the reveal of their exterior and yard. And regardless of whether I can afford premium paint at near $100 a gallon, I always check the paints that were refused or not picked up at big box home improvement stores and nearly always have found a color I liked, bought, and used for pennies on the dollar. Fresh paint doesn't have to cost a lot, and a tray, roller, and a couple decent brushes can be had for less than twenty bucks.. sometimes for only ten.nThis is a temporary step for me at Queens and Illinois. Here for family and a job for now - I intend to make the most of it before I retire back to the beaches of Florida - my home.nTill then, I'll enjoy the adventure of living outside my usual box.nAnd life at Queens suits me fine.nI'll close by saying that I have not yet had occasion to meet any office or maintence staff. None are friends of mine, nor is my Review being posted for personal reasons or gain. It's just my personal experience thus far. A good one.nGood luck in yours.
It is a nice place. Debbie was great answering all my questions. Really great place.
Horrible, lived there for 4 years seen 5 different managers come and go, worst maintenance staff who don't understand tenant rights never identify themselves. Several times caught creeping outside our bedroom window, illegally entered homeowners home without permission. They have so many city code violations with stagnant water on the roads they attempted to repair 3 years in a row and gave that as a reason to raise the rent every year and it's still not repaired properly still has stagnant water days after a rain. Then there's the trains that run every couple hours in which will shake your home like a 3.4 earthquake undoing the seems on doublewide home. They're unable to provide safe drinking water to the home, the water is so contaminated even bathing or laundry isn't recommended. It was so bad I gave my home back to the bank and moved on. With 5 more mobile parks 10x better in the area don't waste time here.
Moved in on 2/29/2020 so far it’s been quite a nice change from the average apartment living. I really like the management team thus far Joe and Gina are very personable and do a great job! Thanks also to Bob he’s done a great job in helping to make my trailer feel like a new home.
