University Orchard at Salisbury

Not everything that glitters is gold should be this place's slogan. University Orchard is nice when you come to tour, the amenities they show you are very attractive (when you have access to them). My personal experience went from excitement to total disappointment by the end of my lease term. For one the advertised price when I first toured the place jumped up by $80 after one month. Then like others have mentioned on here you get hit with fees or charges that where never discussed. They will definitely Nickle and dime you if you're not vigilant, so make sure you keep meticulous record of everything, I mean everything. Management is very slow to respond when you call the office. The furniture that came with my unit was beyond worn out and they would not change them and for me to change apartments would have been another charge of $250. Our unit had a broken microwave and it was never replaced, we had to buy one ourselves. It is definitely not worth the price, if you're moving to the area I would say take your time and do your research. There are way better options. I don't know other people's experience but I can tell for me and my 4 roommates it was not pleasant at all. The one great thing though, the internet solid and the clubhouse is good for studying (although the printers rarely have paper and the snacks, coffee are usually none existent).

I love the apartments, hopefully all of the amenities open up towards summer since I was really excited about that stuff. Apartments are really nice and spacious, internet is the only thing that could use some work.

Love to live in this safe and attractive community! The gym has been my go-to place to get out of the house! They are taking Covid precautions very seriously in the office, good job!

I have to say I’m very unpleased. I lived here a year ago and they seemed to be fine but upon moving back in a month ago trying to give this place another try I have noticed that the staff has changed some and no one seems to be helpful. Upon move In day I was given a key to move into my apartment. I took that key and went to the unit they “assigned” me. The key did not work for that door so I go to the office and let them know they gave me the wrong key. They then give me another key to a DIFFERENT unit on ANOTHER floor. I’m confused but take the key anyway and again key does not work. I go back to the office (meanwhile trying to move all my stuff each time I think I have the right key) I tell them the key does not work for the unit they assigned me. One of the staff says they will come with me this time. We get to the door and key doesn’t work again. He knocks on the door saying to the person in that unit that I would be moving in with them. This was all incorrect and to make a long story short we ended up in ANOTHER building and trying ANOTHER key. I have been moving stuff to four different units before they got it right. It doesn’t stop there...when I moved in they put me in the wrong room. I spent hours cleaning it and a few days later I learned they put me in the wrong room and they tried to have me move to the room across from me, after I cleaned and moved everything in and have been living there for a week now! Also they TOLD me this was my room. Another thing that was annoying upon move in day was that they gave me the wrong mailbox key and mailbox. I would order all this stuff to my unit and they would never come. I got suspicious and had to call the post office. They told me my packages were being delivered and that they would have the mail guy come back out and check. When I met with the mailman he told me that the people at the front desk must of given me the wrong key. I call the front desk and after talking with them I learned that they did give me the wrong key and the wrong mailbox. This whole time someone could of had access to my personal mail/packages/security deposit to the last placed I stayed at. Not only that but I had a few times where staff came in late night without knocking because they “thought no one lived there”. I have had several conversations on the phone with someone who asked when I wanted to move into my unit and I told them multiple times that I had been moved in for most of the month now. They also tried to charge me extra from what my lease said I had to pay. Bottom line I just don’t know if it’s because of corona or what but staff is unorganized and has made me deal with sooooo much upon move in day and the weeks that followed it was more stressful than I wanted it to be. The apartment itself if really nice but the staff makes all the difference. I would not recommend to anyone who is looking to have a stress free live in year.

Greg was an amazing help in our apartment! We love living here in University Orchard. It is the perfect place to stay while attending Salisbury University! The maintenance crew is awesome and always gets things done for us- especially Greg!
