We have lived here almost 10 years and we loved the managers when we first moved in. They left for personal reasons.. Can guess why. The managers that came after.. Not ok. Rarely were they ever in office but the first 4 days of the month. Now... It's 3 weeks before there is any one there.nnYou have to pay at that time with money orders cause as I said there was never anyone in the office. Then you had to hunt them down for a receipt. The utilitys started to fluctuate massively and we had 3 meter changes in one year... Didn't help the up and down charges at all.nnThey cut the power off when ever and they never warned us. It was just gone and not for a few minutes but hours.nnThis year 2020 among all the covid stuff they decided to get new general managers... Not even in missouri at all. They raised the rent immediately by 30 dollars. That may not seem much but... They also changed how we can pay and depending on how much your payment is you could pay an additional amount of as low as 3 bucks or as high as 50. To rush a payment is 15 dollars more.nnTrash was included in our rent... They took it out so we now also have to pay that as well... Just woke up one morning and headed out to put the trash out and no can. Later that day.. A bit before dark I got home to a note finally explaining it... After the fact.nnThey never gave a heads up before they did stuff like this. The new folks do but they also include a threat when they do it. They post your personal buisness with them up on your cars or doors face up so any that care to be in your buisness can be.nnThe original rent for this place was 165 when we first moved in. That included water sewer and trash. It went up once after 3 years to 185, still including water sewer and trash. So we paid around 451 for rent and utilities.nnThe new folks came in and we are now expected to pay 215 plus the fee (what ever it could be) the app they are now forcing us to use to pay the rent. Utilities, trash and additional fees for pets we never had to pay before.nnWe picked this park because it was the better deal. All the others were 200 or more and didn't offer any perks at all. At the time getting a house for us was just out of the question.nnThe rent deposit utilities trash... Wel over our means at the time for an actual house. Now with the new owners and what they are doing... We are paying over 600 dollars a month when before them we were keeping around 450 to 500... Almost 200 dollars more a month.nnI lost work because of covid so only one income and they swooped in jumped up the prices, threaten and demand we do as they want or get out. The roads have been jacked up since the first managers left and they never fixed them. They only got worse. Thwy will cut your yard and plants down without notice then charge you a chunk of money without warning.nnThey have taken personal items from our yard, decorative leaf bags and such calling it trash without asking or alerting us and then charged us 60 additional bucks each time on our rent.nnThey have come in a chopped down bushes and trees we planted that we got prior consent to have without so much as a warning or curtusy note to us.nnThis place has just gone down hill with new owners and more then 6 families packed up and moved some thier entire trailer and all because of them and they had been here decades. Thats just how outrageous and drastic thier changes have been to people.nnMy little family will soon be following after them. Just ridiculous.

We just moved in here and it seems to be fairly quiet and friendly to me. Haven’t run into any rude or angry people. The management is very friendly and more than helpful. Our neighbors are wonderful and super sweet. My husband does small to fairly large repairs to anyone who needs it in the park. His rates are very reasonable. And he’s already happy to help. Overall we enjoy living here.

OMG this place is full of great people. Some folks have lived here two decades. It was really quiet as well. The parks and there is a bus route as well. If your into trailer living this it.

Its a cool place but some of the people out there are literally out there lol....

Nasty eyesore, drugs run rampant an there's always a chance to find a needle laying around. No not every trailer is covered in filth an there are a couple good families living there, but I would definitely never live here again.
