We rented 3 units from Proctors for bike week. Patrick was great and the rooms were perfect. Hoping he has availability for next year. Patrick never stops working. I was tired just watching him.

For a no frills, family oriented, beach front lake cottage I give Proctor's 5 stars. My 2 sons and I spent the weekend of the spring Winni fishing derby here and the it filled our needs perfectly. Small kitchenette great for quick meals, comfortable beds, nice deck to sit on. Dock for our boat and Patrick the owner, is a wonderful host and was very accommodating. We'll be back next yearud83dude0a

I grew up spending summer's on New Hampshire Lakes, so I know the beauty of the region. Even better than all that, it's the people that make stays here more pleasurable. This family-owned business is the perfect location to see all the sights. I highly recommend staying here. Thank you Patrick for an outstanding stay.

we rented 2 cottages here in 2016. Mass couple owns the place, great people. quite. beautiful to wake up and see the water in the morning
