The Manwarings were the sweetest people, they made me feel good.

Glendon Manwaring has been dishonest about a home he is representing from the very beginning of our dealings with him. He misrepresented the listing of the home – both the MLS listing and the contract distinctly stated that the home's solar panels were NOT included in the sale of the house. After we made an offer to purchase the home, he told us that my wife and I could take over payments for the solar panels if we wanted, thereby keeping the solar panels on the home. We declined, and Glendon replied that the current residents (we'll call them the Smith's) would take the solar panels with them when they moved out. Unfortunately, the manufacturer of the solar panels (Mosaic®) never agreed to allow the Smith's to do anything of the sort. Mosaic requires all loans to be paid in full before they will remove solar panels from any home. Glendon Manwaring failed to tell us that. Instead, he misled us, stating, "Mosaic will not remove the solar panels because they do not want to cause structural damage to the roof." The Smith's still owe ~$36k for the solar panels. Glendon told us that he was in negotiations with Mosaic to see if they would agree to settle for a reduced cost. Glendon claimed that he was sacrificing his commission from the sale of the home (~$8k), that the Smith's would contribute the equity they had in the home (~$8k), and that the Smith's would also be taking out a personal loan for $10k. He then asked my wife and I to contribute $3.5k of our own money to help bring the total up to $29k – the price that Glendon claimed Mosaic would settle for. By this time, my wife and I had closed on the sale of our own home. Time was of the essence, so we agreed to pay the $3.5k to fix a problem we never created. My wife and I signed all the documents to close on the Smith residence, as agreed, on Wednesday, December 28, 2016. Glendon and the Smith's never showed up to do the same, despite the fact that they were under contract to do so. My wife and I packed all of our belongings into a U-Haul truck on Friday, December 30, 2016. We were told that Mosaic would be appeased by the $29k settlement, and that we would be allowed to move our belongings to our new home on Tuesday, January 3, 2017. Four days of a rental truck is roughly equal in cost to a month of renting a storage shed, so we elected to leave our belongings in the U-Haul truck until Tuesday, January 3. In the meantime, my wife and I rented housing. It has since been revealed that Glendon Manwaring never attempted to settle with Mosaic for $29k. Instead, he had been trying to settle for $8k all along (the Smith's equity in the home) in an effort to salvage his own $8k of commission. My family and I have now been living out of a U-Haul truck for a week. Our rate-lock (for which we paid $550) has since expired, at no fault of our own. There doesn't appear to be any end to the misery in sight. Glendon perpetually ignores requests for accurate information – we have many emails that Glendon has sent to our agent to back up this complaint. The Smith residence was first listed more than six months ago, and my wife and I have been under contract for five weeks. There has been more than ample time for Glendon to do his due diligence with Mosaic; instead, he waited until the last couple of weeks prior to closing. He then repeatedly tried to strong-arm my wife and I into taking over a $36k debt during the first few weeks we were under contract. He continually requested that we take over the solar panels, despite the fact that we had repeatedly said we were not interested. Glendon Manwaring's dishonesty and misrepresentation have cost my family dearly, both emotionally and financially. I mean no hyperbole when I say that I believe Glendon Manwaring's selfish, dishonest nature to be a genuine hazard to the community. Steer clear of Glendon Manwaring when considering your own real estate ventures in the future, my friends. For your own good.
