Allison Stokes informed me that me co-leasee had managed to magically be removed from the lease and I was informed that I was solely responsible for paying the rent. I asked multiple times how this occurred and she refused to tell me. I feel as if I have been treated extremely unprofessionally by Allison, who can't even answer basic questions about my lease. Please try to find somewhere with a more professional attitude, you will have issues if you rent here.

My wife and I were initially worried about going back to renting a property after ending up upside down from a move from Cincinnati, OH back to Utah. We found a rental managed by Welch Randall and they have been extremely accommodating and patient. They have always gone above and beyond the call of duty to insure that our stay in one of their properties is comfortable, safe, and in good repair! If there has ever been an issue, their response time has been fast, and efficient. Beyond the normal maintenance requests they show a true concern for their clients and are always just a phone call away. Thanks Welch Randall Team!

These guys are the best! Always taking care of their owners and their properties in the best way possible. If I could give 10 stars I would! Shout out to Amber and Brad great to work with and they will take great care of you and your investments!

Unfortunately, Welch Randall is “the used car salesman” of home rentals. I have had nothing but issues with them and the sleazy lawyers they choose to align themselves with. I rented with them for 3 years and upon moving in noticed the house was not up to the condition in which they claimed it to be. Black mold, ants, plethora of weeds, broken blinds, stained walls, destroyed carpets, busted window screens, and more decorated this abused and neglected house. All of which were written down and expressed and photos were taken as good tenants ought to do to protect themselves. We gave out list to our new landlords and expected them to do the right thing. Unfortunately, they did not want to put any extra money into this house and expected us to pay for it all upon moving out. They clearly neglected the law (Title 57 § 17-3) and took approximately 40 days to give any itemized bill to us, the renters upon surrendering the property. Once we received out “itemized” bill it was lacking in credibility I.e. itemized by a guy who works for Welch Randall with numbers that cannot be valid prices of our current market. All together they charged $800.00 for normal wear and tear. We tried to reach out and renegotiate but they were not having it. They merely tried to send us to collections. If you rent from these guys please do not use your toilet seats, showers, or sinks because they will charge you significantly for it. Luckily for them, I do not have money for a lawyer to combat the ones they choose to align themselves with. All I can tell you guys is to not rent from Welch Randall unless you want a significant headache.
