Nice place and close to downtown
Nice mobile home park
Blue Spruce Park In Burns Lake is a slum. It is owned by the most crooked slumlords I have ever had to meet. Nothing is done about the water problems, and if you ask, they threaten to evict you.
They Illegally raise rent 50$ whenever someone purchases a trailer in the park. And they also try to tell you that you ARE NOT ALLOWED to sell your trailer without asking permission.
You can sell your trailer to whom ever you like, they have absolutely no say in that. Then if the park refuses them to live in the park, they have to PROVE their case. Under no circumstance can they just say no, without a VALID and LEGAL excuse. {see the MANUFACTURED HOME PARK TENANCY ACT FOR DETAILS}
And MOST of the trailers in this park are too close together. I believe they are supposed to be a minimum of 25 feet apart. I really don't know why our tax dollars are spent on things like the {Manufactured Home Park Tenancy Act} When the SLUM LORDS can still get away with this stuff.
And there is a Broken Sewer Pipe behind one of the trailers, that was never fixed. The Manager at the time just buried it in rocks.
And they add a 10$ a month "land tax" to the Pad fee, AND then the trailer owners get taxed again by the town. Smells fishy to me.
Be very cautious if you are thinking about putting a trailer home in this place. One of the WORST parks I have ever been in.
Only there to do laundry. Facilities are sparkling clean. Management is a little crabby.
