We had a very negative experience with Smedema and we do not recommend them. At the start of the year we bought a new-build home with one of their candidate real estate agents. This candidate broker has misinformed us a number of times. She had told us that the house was ready for a heat pump (which is not the case). She made a mistake in the contract that cost us almost 200 euros extra (luckily not afterwards). Finally, she incorrectly informed us about a number of articles in the contract, which ultimately resulted in 1000 euros in unexpected costs. Do not trust this broker.

Dear Sir / Madam, I would like to share my findings with you regarding the sale of the property mentioned below. Last Thursday, November 30, we had the first viewing. At that time, there were no concrete buyers, at least no bids. On Friday 1 December, 1 day later, we called to inform us that we would like to have a 2nd viewing and that we would like to make an offer afterwards. This took place last Monday (December 4) (Smedema was unable to do this before) at 9:00 in the morning. At that time, too, no concrete negotiations were underway regarding a possible sale. An offer had been made that was not answered further. At that time, we made an offer, subject to own sales (March 1, 2018) and financing. This offer would be passed on to the seller. On the same day, 2 hours later, 'developments' took place: the seller has received a number of bids and will choose from whom he will negotiate further !! ?? We think this is a very strange turn in the context of the previous one. We are seriously wondering whether we are pursuing a different agenda from what is being pursued here. There is no mention of a possibility of free bidding or an auction. Normally, negotiations are conducted with the person who makes the first offer which is acceptable enough. When these parties do not come out, it is the turn of the next. For the sale of the property below, I have not received any notice or notice that this property was going to be sold in a different way. We therefore regret that customers are treated in this way.

At the beginning of the year I did a search for a house with a number of brokers. Smedema responded proactively to this and was able to help us to find the right home.
