Do not use this company for anything ever. 2 years to fix a broken boiler (cv ketel) 6 months without lighting 6 months and counting to fix ack door 2 months and counting to actually get a reply from them this time round. Rude and extremely unhelpful. Probably the single worst company I have ever had to deal with in any industry in my entire life. Worse than a bank or insurance broker!

I had the misfortune of trying to live in a property owned by Steengoed Partners, rented via Langezaal and 'managed' by Groothuizen and Maurits. The were rats, flies, doors falling off and overflowing sewers. In the end I had to leave the Netherlands. I lost thousands of Euros to these Expat rip offs.

I lived in an apartment rented from them, they never fixed anything that broke down in the house, just kept promising and when I left they tried to screw me over with the deposit.

Maintenance case in court The law is very clear: larger defects in the home are for the landlord. If the defects are clear, for example by an expert report, the judge can summon the lessor to remedy the defects. The court can impose a penalty payment for each day that the lessor remains in default. Self-working at the expense of the lessor You may prefer to arrange for the defects to be corrected yourself. You can ask the court for an authorization to settle the costs of this with the landlord, for example via the rent. To prevent you from getting into trouble afterwards, you should not simply get started with this procedure. Partial dissolution of the lease If the house has actually become partially unusable due to maintenance failures, it is possible to partially dissolve the rental agreement. You therefore have to pay less rent. It is very unwise to do this just like that, after all, you build up a rent arrears. The landlord can then sue you and the judge finds that the defects are not serious enough you have a problem. Always ask for advice beforehand at! WOON (or if you do not live in Amsterdam at the Legal Counter). All other maintenance is at the expense of the lessor. If this does not yield a result, you can start a maintenance procedure in case of serious faults.

Ingrid Lindemans from Homerun is terrible how she treats the tenant on the phone, she wipes you out with lies and she must certainly also sell houses while she hastily brushes you off when you have maintenance requests on the phone and does not call you back! They all have the same answers at Homerun I think she learns how the team should behave on the phone because yes if you do nothing for the tenants and the landlords who are your customers, you put your monthly commission in your pocket because it is paid by the landlord right? Paintwork is not done holes in the window frame and then postpone it so that it leaks, claim the damage with the insurance, because if they declare that of Homerun to the landlord, they must do the repair work and they do not want that because they will get their money fixed anyway amount. And then that Victor van Rijn who works there rude and disparaging on the phone. Being nice with buyers of houses I read somewhere, but tenants of course do not earn anything. Do emergency repairs and many reminders otherwise they do not do it and always say no if you have a justified request, for example leakage oh let it leak. And you want to buy a house from that if you want to buy a house, I would take a good look at the hidden flaws and see if you have any problems after you have signed the contract.
