Limited parking, run down buildings of minimal historical significance. Poor access to the estuary outside of the park. Not sure what motivated the City to buy this. It's a decent location if one were the homeowner, but maintenance is being left undone, and going to be costly. Can see the complete property in about 15 or 20 minutes.
Great place for a quiet summer picnic. Lots of spots to relax, plenty of space. Most times of the year, it's empty.
