Great place to live. There's a sense of community in the building. The management staff are attentive and responds in a timely fashion.

Modera JLS is an amazing building...the package handling [amazon hub], mail has been excellent, the ATT internet should have been more knowledgable, the apartment is outstanding. The onsite management could be less fixated on the appearance of residents in the lobby...but that will come with time.nnThere are several other observations that need to be made:nn1. The standard Mill Creek lease is beyond onerous with clauses such as an ABSOLUTE PROHIBITION on cannabis in residential units [even for personal use] in Oakland, California - which may be an illegal prohibition under California law.nn2. The residential leases think they are triple net and surcharge for garbage, water, sewer, gas, pest control, etc...which adds roughly $260/month to a base rent of $3360 [current ask if $2760] which increases effective residential rent from $73/sq ft to approximately $80/sq ft. which I am told are some of the highest residential rents in Oakland.

So Far so good! Very much like the building. The rooftop is to die for. Double windows make the train noise something I can sleep through.nnI am not sure how well maintained the property is. Everything is new for now... I have noticed that there are some things that do not get cleaned right away mostly roof top stuff... part of me just gets annoyed with tenants that don't clean up after themselves but I would like to see that there is a facilities team that actually looks around enough to catch sticky doors and other unfortunate spills...nnI think that architects could have done a better job on making efficient use of space. Our unit has walk in closets in each bedroom (yay) but kitchen set up is gonna force us to pick between food and plates :-). And seriously not a tiny spot to store a vacuum or linen? It’s weird. I would gladly have exchanged a little room in bathroom to get these features.nnLove the parking which is my new favorite Tetris like system (it has broken down once which scares me if that happens when I actually need to get in or out but we will see). Wish there were the option of getting two spots as I have seen 5 car break-ins just outside the building since I moved in.nnThere are ALOT of emails to greet you which feels overwhelming... need to plan time to go through that!

Love how everything is new and clean. Modera provides several common areas which is perfect for working at home and going to gym without leaving the building. Not giving 5star because some things still under construction/ not set up properly like the one of the roof top fire pit, thermometer in gym was disconnected (put in work order and since fixed) and power outage last month
