Custom Strata Management

Custom Strata has looked after our building for the past 3 years and have proven themselves to be pretty competent overall. Always responsive and professional. Much better than the previous business that was taking care of our strata. They were particularly prudent and on the front foot with the recent Covid crisis.

We have had very good experiences with the Property Management team at custom strata, with Linda Morfitt and Maddison Doyle consistently demonstrating high levels of professionalism. Of particular note is their commitment to transparent and efficient communication. We would certainly recommend them.

The worse company, rude and unprofessional staff.

I am appalled with them in regards to their priorities towards their clients (property owners) financial savings & spending. They seem to have a total disregard towards the majority of the buildings owners by not taking on strong advice to reduce exaubitant gardening costs & unessessary expenses. Their choice of tradesmen they use for various jobs never do their jobs properly or even do it at all. The rusted gutter above my bedroom windows is still not fixed after asking them several times to repair it. They rather spend our money on spraying water all through the hallways instead of hiring a tree surgeon to majorly cut back branches that are now hanging over our gutters filling them with leaves in turnturning causing more problems that can easily be avoided. Our last Strata company was always on top of this. Now we're paying over $7000 or year to their gardeners who only charge $220 per month but never climb a tree to do any trimming..!? How does that make any sense? $220 * 12 = $2,640. The maths doesn't make sense either.... ud83eudd14nAnother thing that troubles me is Custom Strata clearly over budget for certain expenses by thousands of dollars every year. They have done consecutively for up to 7 years, even though the actual cost of these expenses are almost exactly the same (year in, year out) & are in fact less than the budgeted amounts by two ~ three thousand dollars..!nNow they are choosing not to do anything about any of our concerns, which they should. As we are not the only owners that are unsatisfied with their professionalism & disturbing lack of performance...!

Happy with the service we receive from our Strata Manager and Custom Strata. Our property has had a number of strata managers over the years and Custom Strata are easily the best we’ve had.nnWe live in a large strata property and since Custom Strata took over the strata management several years ago, we have noticed a massive change. There is now money in the bank, the financials are readily available for review, maintenance is up to date and the arrears area low (arrears used to be a big issue).
