PLEASE read before booking and AVOID!
Lots of hidden extra charges - £300 for us to have the pool open, £85 for fuel and electricity.
House is very dirty and the landlords try and retain the deposit for their dirty sheets and carrying out basic cleaning tasks.
They expect you to take all rubbish away with you.
Owners are quick with responses when they want money but otherwise very slow and INCREDIBLY rude.
We left items behind and they were left in a bin bag for us to collect from a dirty bin and a pair of headphones were left in a CRUMBY and USED sandwich bag.
Genuinely the worst customer experience of my life these people deserve NOTHING.

Unfortunately, I am unable to review the property but can certainly review the owner and our experience in dealing with him. He is a very unpleasant man to deal with, he pesters you when he wants money but ignores you when problems arise!!
Booked this property as three families of ten when COVID was improving and after our parents had been shielding for four months.
We found this property through HomeAway.com (Vrbo) and made the enquiry. The owner responded saying that he didn’t want us to book through HomeAway and if we booked direct with him he would give us a small discount (still extremely expensive for a weekend). Alarm bells did ring but we were all so desperate to have a break after us all having our summer holidays cancelled we decided to book.
However, we did check before paying what would happen if we weren’t able to travel due to COVID. The owner confirmed over the phone and put in writing that we could either be refunded or change our dates. (See attached photo)
Unfortunately, as we all know things changed and got worse and the rule of six was introduced.
We contacted the owner and told him that unfortunately the new guidelines didn’t allow us to travel but rather than refund us we were happy to change our dates to next spring if there was anything available but if not we would like a refund as per his email.
His first response was that it wasn’t his fault we couldn’t come, things were tough on him and he wouldn’t allow us to change our dates or get a refund.
He also told us he was still happy for us to go and encouraged us to ignore the government rules on COVID.
We were shocked that someone could act like this (the alarm bells were getting louder) but didn’t panic as we knew we had it in writing that he would refund us. We also told him that we were happy to travel still if the rule of six changed but wouldn’t if not and we would be in contact nearer the time once it was clear whether the rule of six would still be in place or not.
A week before we were due to travel it was confirmed the rule of six would still be in place, we informed the owner that we will not be travelling as it was illegal for us to visit and we also wouldn’t put our elderly parents at risk and we would now like our refund.
No response to our emails, calls and messages unsurprisingly. It took a call from a mobile he didn’t recognise to finally get through to him. He then told us that because legally six of the ten could attend he was getting advice as to what he needed to do (never mind that he gave us his word he would refund) and wanted another 10 days. We reluctantly agreed as ultimately, he had our money.
The ten days passed and we heard nothing, again it took multiple calls, emails and messages until we finally got a response offering us a 50% refund. This was not acceptable as he was keeping £700 of our money for nothing.
We went back with a generous offer of a 70% refund as we just wanted most of our parents money back and as a gesture of goodwill to call an end to the whole situation.
Once again it was a flat no, no negotiation.
This left us in the situation of no money and a legal battle or to take £700.
We very reluctantly took the £700!!
The guy is a liar, he’s dishonest and a money grabbing crook and I would urge everyone that looks at this property to think very carefully before booking. His behaviour has been disgusting and I genuinely hope his behaviour comes back to bite him.
I would also urge everyone to read the TripAdvisor reviews, there seems to be a common theme, had the previous review been up before we booked we would not have gone anywhere near this person / property. He seems to have a comeback on any negative reviews, from my experience I certainly know who I would believe!!
We stayed here for a week at the end of July / start of August. 5 Adults and 3 Children. Over all a very good experience. The pool and outside area were lovely, the inside mainly farmhouse style inside. New bathrooms in the upstairs but the downstairs one was looking a bit tired.
We had some issues with the WiFi (god forbid with kids about!) bit was fixed in 36 hours. Other than the owner popping into the garden sometimes unannounced it was very private.
All in all a good base for a larger group / family to explore the area.
What a fabulous place!! Lovely heated pool and a huge garden great for the dogs to run around. Located in peaceful area the perfect get away. Owners couldn't have been more helpful, super friendly and always on hand should we need them. Would recommend and can't wait to book again.
What a great place to stay for a family weekend trip. There is everything you need to keep a family of mixed ages entertained inside and out. It’s location is perfect for visiting Warwick, Stratford-Upon-Avon and the Cotswolds. Don’t forget to visit Sudeley Castle & Gardens. Unforgettable!
