This management company is truly amazing. This is now my third management company being with in the FM area and I do not plan on changing from Epic. Their buildings are high quality with the best appliances. Their staff members are friendly, excellent, and hardworking and make sure that their tenants get the highest satisfaction possible. It is also a company that gives you the smaller business feel correlating to every tenant getting full attention when need be!

Currently live at Epic Place located in the heart of downtown Grand Forks. I am a big fan of the multi-use that Epic has incorporated into a lot of their buildings. We have a great restaurant right below us. It doesn’t feel like just an apartment building. The ability to walk downstairs and visit coffee and nutrition shops is a great perk, especially when snow hits the ground!! Epic team are very positive and respond fast to your various needs.

We loved living with epic—they were great, prompt, and easy to communicate with. We even allowed them to shoot a commercial in our unit while we lived there. Fast forward to our move out. The check in process differed from the check out process and didn’t state major damages during our checkout. We received a bill for presumed damages totaling up to $5000. They replaced the fridge, microwave, and the stove all for minor scratches. Many of the charges are normal wear and tear. We did have a dog and felt a PORTION of the carpet replacement was valid, but not the entire unit. We called to dispute our charges and ended up being hung up on, and it’s unfortunate because we felt we could have come to an agreement.nDuring our time with epic I recommended them to many friends in the area, to which I regret now. Please document while moving in and out of your unit.

EPIC Management is top notch! Everyone is so friendly and helpful, from the leasing agents to the maintenance guys. Any issues are always addressed promptly and efficiently with a smile! Their properties are also next level in this area. I would recommend this company to anyone! Thanks EPIC!

To say the least, I am beyond disgusted with this management company. I have never been so insluted after moving out of an apartment. My husband and I were great tenants, never missed rent, quiet as could be and took great pride in taking care of our place. After leaving, they not only took our entire deposit but charged us an additional $407 after putting down a $500 deposit. They charged for things never noted and we're not our responsibility to replace. Our place at Arbor Courts would never get below 78 degrees after leaving ac on all day, which tells us how poorly the building was built. Our ac constantly broke and we never had full use of our balcony, not to mention the problems with snowing plowing. Epic also never wanted to take care of the smoking issues in a non smoking building and this carried on for the 4 years will lived there. Hallways were always dirty and were only cleaned when we eventually complained. We paid a high price for rent for a poor quality building and nothing was taken care of. Bad experience all around... Worst management company I have dealt with and this was the first time I have never received any of my deposit back in my 16 years of renting. I hate to be this negative about something but I feel I had to say something about how we were treated.
