Not willing to work with tenants I do not recommend, leasing from here. They requested a cosigner which was fine however they needed someone who owns real estate in PA since I do not know of anyone who fits that I willingly offered the maximum allowed down payment up front and 2 months rent to ease the landlord because of my credit. Was denied again when I found a cosigning company in lew of a PA resident I was shut down completely. I have been paying 1800 plus utilities prior to applying for an apartment here. This apartment was less that half of what I am paying now.

Took them 6 months to fix our water sterilization uv light. Then the light went out a second time they just never came to repair the light. They lied about coming out stated that no one was home but both of us were home all day!! They never came to replace the hole in the ceiling when the plumier had to come to fix a leaky pipe. Upon moving out we were blamed for a viasat satellite that had been previously installed. The customer service was terrible they never responded to emails or requests. Honestly saying I was disappointed would be an understatement.nnAnother thing I'd like to add was we were charged removal fees for a satellite that was installed prior to us living at the property. We inquired further and were advised in an email that the satalite was removed and we were responsible for the costs. However you can still see the satellite is still there attached to the house. When we tried to reach out to the company, about this they never returned our attempts to contact them.

I have had a pretty frustrating experience with Southern Management. We spent 80 dollars on application fees. We have tried to apply with 7 of their properties. 4 of which our income was deemed too low by the landlord- which is fair. My issue is the property management has told us- for properties that ARE realistically in our price range- they have all been taken by 'better applicants'. However when we go back to researching for properties- we find these properties are still being advertised and obviously NOT rented therefore available. We feel discriminated against. We were told we did not have the strongest application. We offered to pay a double deposit to strengthen our application. They told us, pretty arrogantly, that they didn't want us to spend all our savings. We have never felt so disrespected by a business. My sincerest suggestion is to not waste your money because they WILL NOT work with you- check out Elite.

In 2016 they helped me find an apartment which I rented for 3 years before a building fire left my family and I homeless. Because of the fire they waived the application fee to help me find a new place to live. The staff has always been friendly and professional. They can't always help depending on certain circumstances or situations but if they can help they will. It's also on of the only rental management companies I know that keep your application for a full year until you find a property to rent. Most are only good for 3-6 months and some require a fee for each application you fill out for each property. This is the second time they are helping me and in the future when I'm ready to find a bigger rental I would not mind looking through them to find it.

Don't waste your time with this company. Paid $80 to apply to a property. Was told we would hear back in 5 days. Never heard anything from them at all. Finally had to call them ourselves and were told we were denied because of credit scores. Our credit is almost 700, whatever they were reading was coming back at a low 500 even though we both were using Experian. Even had a loan officer check for us and they also pulled the reports saying almost 700. This company hires people completely unqualified to do the job and robs you of your application fee money. Don't work with them they're thieves just trying to steal application fee money from people.
