One of the shadiest rental companies I've ever had the displeasure of renting from. First off, when we first moved in there was no inspection from the staff for damages that the previous tenant had caused, and we were tasked with recording any damage ourselves. Super strange. I believe they do this to try to pin damages on weak willed people at every chance they get to try to take from your deposit. Second, the previous tenant before us had a pool and a garden in the backyard and completely destroyed it. They tasked us with fixing the lawn and even wanted us to pay for grass seed along with watering it to make it grow which we could not afford. They continually harrassed us about this issue even though it wasn't our fault and shouldn't have been our problem. You were at fault for allowing the previous tenant to destroy the backyard and turn it into a dust bowl. Third, I firmly believe they are running some kind of deposit racket where they try to con people out of their ridiculously huge damage deposit. My fiance and I were given multiple (seemingly lies) reasons for why our lease wasn't being renewed by them and I firmly believe if my fiance didn't confront and threaten them with a lawyer that they would have walked all over us and taken what they pleased. DO. NOT. RENT. FROM. THESE. PEOPLE. To the poor people who have been taken advantage of and hosed by these people I'm truly sorry. They royally f****d us over and forced us into a situation that we had to dig ourselves out of for shady, petty, and still unknown reasons to me. I should have believed these reviews along with what my friends had told me about them before we decided to rent from them. Oh yeah and have something broken in your house like a damaged window? Fill out a work order and they'll never fix it for you. :)

River Side manages the building I live in and they have been great! The owner/manager, Rufino, is great! Anytime I've had a problem with the building, whether it be plumbing or electrical, he takes care of it WITHIN HOURS of speaking to him. I don't know how you could possibly ask more of anyone. I've been renting from him for 2 years. No complaints, whatsoever! Great people.

I messaged them about viewing 3 places they had for rent. They did immediately message back and said to call for more information. I called and the girl on the phone sounded like she had no idea what she was doing. They require $500 with their applications which is extremely odd.nThe girl said to send copies of my husband's and I driver licenses over email. I thought this was odd also considering we hadn't even met anymore nor seen any places. She said she would then forward the tenants contact information and I could set up times to see it with them. I would assume it's breaking some law to give out tenant information. If they make the tenants do it all then what the hell are they doing? I did send our licenses in and no response back or acknowledgement of receiving them. It's now been a week with no contact but thankfully we found a home through porchlight property management and I highly recommend them.nnThis company has many red flags and from reading the reviews I'm glad I didn't rent from them.

Worst management EVER they tried to keep my whole security deposit because I didn't sweep when I moved out, they charged me for closing down the office to do my walk through and for the gas to get to come do my walk through. Yet I have pictures of the rat poop all over, the crumbs in the cabinet's we're disgusting, stains in the carpet ect... Rafino always wants to have someone come in to repair my door, sink, and windows when I wasn't home. They put notices on my door every other day yet I never violated our contract in any way. DO NOT RENT from them. They are fraudsters.

This place is ruthless, the owner of the management company Rufino will Rob you for your deposit money. They take advantage of people who are most ineed of help, like low income family's or people who have green card and expecialy if they don't. The best advice I can give is DO NOT DO BUSINESS WITH THESE PEOPLE. For those of you who believe that you have no choice, just make sure to document EVERYTHING! Take as much pictures as you can before you move in and after you move out! Try to only contact them through email just to make sure you have everything in writing.
