I am currently in my second lease with Emerald Gardens. What I will say is that when you are able with work with Livia, you will have a much better outcome. I continue to rent because the location is convenient for my boyfriend and I’d commute.nnDuring our first lease in a phase one apartment there was raw sewage outside of our apartment.nThey changed all water fixtures to control water usage to the point where it’s inconvenient to do your dishes in a lower phase.nnThe dog park does not have enforced hours, there is glass and trash left on the ground, and you pay for amenities you do not have access to.nnThe volleyball court is in horrible condition and I would use it frequently if it had enough sand, wasn’t swarmed in bugs in the summer and people didn’t let their children leave their toys there for a large wet sandbox.nnI now live in a phase three apartment and the smoke detectors go off constantly. The dumpsters are overfilled and flow into my doorway in the Turquoise court and with the wind trash flies onto my patio.nnMy vehicle was broken into and I called the office to report it. Brittany said “it didn’t look like anything serious happened,” and I was surprised to be met with such a despondent view.nnThe security service here is a joke, and the fob we were given originally didn’t work, not that it matters as the security never asks for it, which contributes to the theft and crime in the neighborhood.nnThe laundry is very expensive and the system often charges you without starting the machine.nnWith the price in rent you are better off renting a phase three than any of the lower phases. There are some good people that live here but there are many neglectful parents as well who let their kids run in the roads. I’ve had to pick up a toddler from the road while the mother watched from inside her house while a caravan almost hit her child. Other times police have been called because of poor parenting situations while I lived in the Diamond court.
I normally don’t write reviews. However, in this case I felt compelled. This place is far from “luxury”, the apartments/townhouses are essentially upgraded housing project units. Let’s just say I hope you like your neighbors because the walls are thin enough for quiet conversation to be heard clearly on the other side. Kitchen odors are felt across adjacent apartments. Your neighbor has a plumbing problem? Well you have a plumbing problem, too. Gated community? That’s amusing, there is rarely someone in the booth, and even when they are present, they don’t really care and let everyone through.nnThe most aggravating thing is that they try to rip you off on your way out. There was magically a few hundred-dollar “balance at move-out” they took out from the deposit (why? the rent was always paid on time and in full). On top of that, there was a charge for a new carpet. They didn’t explain why they had to replace it (nothing beyond normal wear and tear).nnIf you rent here, make sure to take photos when you move out.
Living here has been great! The management is always supportive and helpful. I recommend this to anyone looking for a place to live in the area.
They look nice in the pictures but not in person. It’s also located in a bad part of town.
This place is absolutely great! Seriously the management is great and very responsive. The facilities while sometimes not the best, they always are on top to make sure you are refunded or they are immediately fixed that same day. Management always finds a solution to make sure your taken care of. Its a bus ride away from the city and super convenient drop off. I have lived here with my wife for four years and its been the best decision we ever made and we don't want to leave! The only cons to this place is that rent prices are increasing which is making it difficult to keep up with and stay which is a bummer. Otherwise, this place is amazing to live in if you can afford it!
