Stress Free Property Management

We applied to a couple properties managed by this company and managed to get approved for one. Which we were happy about until we saw the contract. We were called within 48hrs of finding we were approved to inform us we had to sign the contract (received only 24hrs prior) and pay the deposit by close of business or we would lose the property. As someone who is moving his family to Cedar, and is careful about the contracts and homes he reviews, I was not impressed by the attitude. We were waiting on response from two other companies, and to be forced with a “Sign it” or “Lose it” phone call was a real turn off. On reviewing the contract there was a surprise $200 contract fee in addition to the deposit. $200!? Guys I file permits for mining companies with state and federal governments, the filing fees are rarely that high. What are they doing with these papers? Gold dipping them and preserving them in carbonate before filing? As I read through the contract I became less and less impressed with the company. It read as as a cookie cutter contract, showing little regard for the renter. Lays the burden on the renter to know Utah Renter protection laws, and doesn’t make allowances for extreme situations. Go through a divorce? Well on top of everything else, all the other expenses you might be saddled with, you can rest assured that this company will not let you out of your contract. If you have a complaint about the landlord, or property management company. It written in the contract that you cannot complain to any landlord agency, or I presume, leave a business review on google. Even if you did leave a review, we’ll rest assure the landlord will try and dismiss anything you say and paint you as the tenant in the wrong always. Now, to be fair, I don’t know these guys personally. They could be good people. However you would not get that impression by reading the contract. The biggest fear of any renter is that the property management company is going to treat them as product for the home owner. A source of income, and not actual human beings. Reading this contract and being hit with additional fees did little to dispel this fear. I get it, property management companies are not out for the tenants. They are out for the property owners. They are their to make sure the property is preserved and turns a profit for the property owner. With that said, the way the majority of property management companies treat tenant is analogous to how parents treat 2 year olds. If you are like me, have a family, and need to rent for a short time prior to purchasing a house, you would rather have a professional and courteous relationship with your landlord, as equals, rather then be treated like a college freshman who is subservient to a professor. Stress Free Management Company might be stress free for property owners, but they do not seem like they offer anything out of the normal for their tenants. Which is unfortunate. On a side note, to firearm owners, they do not appear to have a clause in their contract that prohibits or limits storing of firearms in the premise of the property. This is in accordance to Utah law. So if you, like me, are a law abiding citizen, you do not need to fight that battle. Thanks, Jared H

The units we rented were not that bad. A little dirty when we moved in, however when we moved out we cleaned our two apartments for four hours each. They were perfect when we left. Then a week or two later we get a letter stating that Blake Cozzens is keeping $210 out of our $450 deposit. Very dishonest!!! He stated the floor was dusty! It had been vacuumed! This guys just wants to rip off students. I would stay away! He's a crook! Wasn't willing to refund our money even after we showed him the apartment! Rip off!!!

No one will answer an email or a phone call. I’ve been trying to get in contact with stress free for several months on multiple rentals. This is so unprofessional and uncalled for. They finally responded after I posted a bad review. So I guess if anyone needs to get ahold of them just leave a bad review.🤷🏼‍♀️

I have had a very poor experience with this company. I have been locked out of my room and apartment twice by them. The ac and heat in the house does not work properly and the alliance in my and my boyfriend’s apartment have been broken many times. To be paying $450 for rent for a bedroom with 9 other roommates I expect to have everything working properly, and to be taken care of not treated like I have been. I have been treated very poorly by the manager himself because I am paying my rent my self and do not have parent who pre pay rent or make the payment for me each month.
