Rick Hagler deserves every single one of the negative reviews you see here. We have had multiple real estate transactions over the past 30 years and have never dealt with a more unprofessional real estate agent. He was rude and downright mean spirited. He would send notes with threatening language reminding us to pay rent BEFORE it was due. We set up autopay on his antiquated online pay portal to avoid any issues, but it failed to process our payment. We paid immediately when he let us know that his portal failed, but three days later, the autopay went through. Rick refused to process an electronic refund for the duplicate payment. He wanted us to wait two weeks for a paper check or let our payment apply to the next month. We had to get our bank to intervene to get our money back. He later cut off our ability to pay online and demanded that we send a certified bank check to pay rent. BTW, my husband is a software executive and we have excellent credit. The only time he was pleasant to deal with was before we signed the least and when he found out that we were actually interested in purchasing a condo. He left us stranded without a washing machine for nearly a month. He waited until the last day to refund our deposit. AVOID doing business with this man at all costs!

If I could give him 0 stars I would. I am currently renting a beautiful property in downtown Atlanta. The oven broke a month ago, refrigerator broke almost 3 weeks ago. When trying to find out when I will get replacements, RIck is no where to be found. Oh wait, I did get a bill for my rent for June. I honestly wonder if the owner actually knows how awful he is.nI am an owner of rental properties in DC and I would NEVER treat people as he does and I advise that all owners stay clear of him if you want long term renters. I guess he likes to manage in Atlanta because it caters to landlords, no matter how Slum their practices may be.

I was very excited to have my three great friends move to a townhouse very close to me that checked all of their boxes, but it is managed by Rick Hagler. He and his associates did everything they could do not let my friends lease the townhouse in question. His associate was rude and condescending over the phone, and then Rick himself told them that he wouldn't let them lease the townhouse because they are not old enough. He said that they could apply but that he said - in no uncertain terms - would find a way to deny them because he didn't trust them because of their age. The three of them together earn enough to pay the advertised rent 7 times over each month but he didn't even let them try. I can't imagine being the owner of that property knowing that the manager is behaving that way. Based on the conversations that I heard as this process played out, he sounds like a con man.

SCAM artist!... Rick Hagler discriminates based on age!!!...My son and his fiancé were interested in a property and were told he doesn’t like to deal with young professionals and would find a legal reason to deny their application before they even submitted one!!.. He is rude and condescending!! He is impossible to reach!.. if I could give him a negative star.. I would!!.. horrible to deal with!

AVOID at all costs. Rick managed my property for me while I was abroad and it was one of the worst decisions of my life. Not only was he condescending and rude, at times he made me feel as if he was the landlord and not me. It was my house and he insisted what I had to do with it (including getting rid of closet hangers and cleaning supplies when I moved out!) My tenants also complained about him and said he was incredibly rude and unhelpful. When I was forced to sale my house at the last minute due to personal circumstances, he made it extremely difficult causing me to have to reach out to my tenants to negotiate their leaving directly. Otherwise, the sale of my property would not have gone through. Luckily the tenants were amazing because he was so unprofessional. He was furious that I contacted them directly so he cancelled my contract two days before it would have ended forcing me to do the close out inventory and settle everything directly with the tenants despite living abroad and taking my money for two years to do absolutely nothing! PLEASE BE FOREWARNED as others comments reflect below. I'm not sure how he hasn't lost his license yet.
