It’s a beautiful property & a great place to live the school district is great & maintenance is nice.They have nice community events for the tenants. I wish I could give it more than three stars. I was fine living here until I was affected by the pandemic. This property just won’t budge. They won’t give practical solutions and they’re still gonna charge for any and everything they can. I couldn’t even get them to credit my account for $35 dollars for a gate remote that I returned the same week I moved out so I guess I have to pay for that to. They still went up on rent. Just no that if you choose to live here they’re going to go up on rent every year and you will be charged for everything despite the circumstances. The guest parking is an issue and don’t be late renewing your plates because your car will be towed.

I had lived here since the community has opened and have had a variety of experiences over the years. My two most striking experiences here were that my bedroom window has water pouring whenever there is a strong rain from the day I moved in until the day I moved out (years). They have never done anything about it. I've sent videos, pictures, etc...Pours in until the paint and plaster come off and then they come repaint. Secondly, after covid19 hit my rent renewal was several hundred dollars above market per month. They wouldn't budge, even for a person who lived there for years, never paid their rent late, and left the place in better condition than I found it. It is still quite a bit lower than I was going to pay.nnPros:nWhen I moved in it was quiet, clean, pleasantnQuiet-ish neighborhood (but neighborhood over has signs up saying they're watching you!)nNewernNice area. Park nearby (apparently only for residents of neighborhood next door).nNice floor plansnParking permits (can be a problem for guests getting towed)nnCons:nThey'll raise the rent fast. If they give you a discount for your job, etc... beware: it is only good for one year and then your rent will go up by the usual amount plus the discount. But hey, they're advertising their own payday loan rent assistance thing and send it to your email every few weeks!nThe original office workers were awesome. Then they had some really dark years: once they forgot to run my renewal for my lease and gave me 5 days to find a new place or take their rate hike. One of the assistant managers (Amy?) Ruined my doormat. The last manager when I left was fine, but she rarely responded to email or phone calls. The original repair guys were awful. Current ones do a good job with most things!nnNoise from the ppl above you can be an issue. I have recordings of it. Sounds like a bowling alley. Although, they did have like 5 kids staying in the one bedroom above me at one point. Often my neighbors dumped trash off their balcony. The people above them used to toss their cigarettes/cigars on my patio and the ground (which is covered in wood chips!)nnPeople basically trash the pool area and invite every single one of their friends and family members. It's common to see groups of 20+. They will eat while in the pool or drink out of glass bottles while in the pool (and I mean in the water). The trash from big parties piles up and blows into the pool over the weekends. Sometimes it clogs the filters and stops the water circulation and the water gets a thick layer of scum on top.nnThere are often huge full garbage bags of trash left overnight by the pool by staff. Really annoying since this happens regularly, but if you leave a garbage bag outside too early for trash pickup ($25 a month!) they will charge you $50 even while theirs sits out.nnThere was an instance last summer where the water was super warm and extremely dirty due to broken filters (foamy scum all over). I told the office staff the water looked unsafe and they said there was nothing they could do (ha!) Even though the pool was packed. That afternoon called the emergency maintenance number and they had it fixed the following morning (repair guys are great).nnI have witnessed instances of people being so drunk they are vomiting all over the pool sidewalk, drunk women in thongs on their hands and knees twerking while their 3 month old baby sits in a car seat in 100 degree heat, people climbing over the gates, lots of people smoking while in the water (weed, cigs, hookah), the gates to the pool DO NOT always close/lock (be careful if u have kids!), a woman performing oral sex on a man sitting in the chairs inside the pool, people bringing their dog to swim.There used to be security. Otherwise call the police.nnAs I lived on the street side there are people directly outside my windows talking day and night, and a general sense of lack of privacy. The fencing around the property fell down and was leaning on a tree. It took them a week and me reporting it for them to notice, a few days later the next part went.

BEWARE IF YOU ARE VISITING THE APARTMENT COMPLEX. There is a very specific and limited area for people to park (approximately 15 spaces) in the back of the complex. A friend of mine visited last weekend and when he went to park in the area all the spaces were full. He made the mistake of parking in a space right next to a visitor spot and his car was towed. He was only here for about 2 hours but it didn't make any difference. The cost to get his car back was $300nnIt should be noted that there were more than a dozen other empty spaces in the area so no resident was inconvenienced by his being there. Also, it has been brought to the attention of the apartment manager that several of the visitor spaces are being used by people as long term parking. I have noted that several of them that have not move their vehicle in several weeks.nnThe apartment complex refuses to provide enough parking for visitors and allows what little their is to be taken by people who are clearly not visitors. I have suggest to people visiting me to park outside the complex on Mustang Parkway, but that area fills up quickly as well.nnApartment management needs to do a better job of handling the visitor parking problem. The first thing they can do is to not people use the area for long term parking. The second would be to designate more areas in the back of the complex as being for visitors.nnI do not expect this issue to be resolved anytime soon as management is either unwilling or unable to deal with it.

The current guest parking does not work. The property only has a handful of guest parking in the way back on the complex. Once those are full your guest will have to park outside. On any given day the outside road will be packed with cars.

Parking is HORRIBLE!!! They don’t care about their tenants at all! Kimberly whoever she is, is a cold hearted human being and I can’t wait to leave this place!!! We are clearly still in the middle of a pandemic, the halls and elevators are filthy and most people still aren’t working but they don’t care! They will look for any reason to charge you extra fees. I hate it here and I can’t wait until my lease is up!!!
