Carbajal management runs this place. Its fabulous. Located near Baylor!!

Great apartment for college students. I'm currently in my third year staying at the centre and the location/proximity to campus is unbeatable for the price. Within walking distance of basically every building on campus, the mix, and buckle (great to have a bar within crawling distance). The plumbing is a little outdated, as are the units which haven't been renovated, but the ones that have been renovated aren't as much of an eye sore. The cabinets are all old too. Management is good - no complaints. Maintenance is prompt. Might have a few unwelcome insect tenants between pest control periods, but nothing bad.nnNo major complaints, it's just a little dated, but the location and price more than makes up for those.

Some units are outdated, but some are really nice. You have to find the remodeled ones or it's not going to be fun. The location was awesome for me as a business major because it was a 5-minute walk to class. Beware of leaving your bike on a bike rack here...mine was stolen even with a good lock on it. Overall, a great location and price.

LONG REVIEW, TL;DR AT ENDnnWe have had multiple instances of issues handled improperly or incompletely by maintenance. If it weren't for that, seriously could have been 5 stars.nnWhen we ask them questions, such as how we can prevent or help with issues, we get condescending answers.nnFor serious issues, such as a roach infestation and AC breaking in the past, nothing actually got done unless we made a trip to the office.nnStaff does not completely read all maintenance requests. Otherwise, serious issues could have been solved much sooner. Either train your maintenance on how to recognize when they alone cannot fix the problem and need to call in a licensed professional or if it's already something they can do, give them the materials and tools they need to actually solve the problem. These people seem to want to just put a band-aid on it and hope we give up.nnWe are now also dealing with what seems to be the beginning of a mold outbreak. We plan to test tomorrow since maintenance came by today to attempt a fix without being licensed in mold mitigation or testing it. This would be the 2nd time we have asked this staff to do their part in mitigating mold buildup and maintenance trying to brush us off.nnNone of the issues highlighted in our move in forms as concerns were resolved unless we submitted more maintenance requests, such as these:nnUpon move in, there was ample evidence of poor contracting, no cleaup behind them, and water damage in kitchen and bathrooms. Both bathroom vanities had to be replaced, one of which was falling off the wall and waterlogged. The other was eventually waterlogged and further damaged by large amounts of AC drain leakage that was reported but never actually fixed until 3 requests later when we complained in person. The entire unit had to be replaced, as it turned out. This was a prime example of not listening to tenants coming back around and costing more money. Some electrical wiring has had to be fixed in our apartment since move in. Holes in baseboards and loose tile were never fixed. Just some obvious things you normally would fix on an old unit that went unnoticed.nnMore water damage has since shown up in my bathroom walls from an upstairs unit appliance issue. Maintenance told me to not do anything, let it dry itself out. Said to just let them know if it happens again, when it has happened twice.nnWe have spent our own money on stronger pesticides and cleaning products in the meantime waiting for proper treatment of our issues.nnThe office staff in contrast are usually proactive and co-operative when we speak with them.nnThe areas around the apartment are at least reasonably kept. Pool and courtyards with patios are nice. When we moved in though, the hot tub that was advertised was never fixed or usable and was eventually cemented over. This is understandable, but don't advertise something you won't be keeping. Pet waste has been an issue on a couple occasions in the courtyard; residents sometimes don't leash their pets or let them roam around to waste wherever without cleaning up after them.nnVentilation needs updating BAD.nnAnother note:nI had to live out of my car and on a generous friend's couch for 2 weeks because of a clerical error. We were told they had availability end of July so that I could move in after my preceding lease was up. After we put a hold and paid, called us back and told me we had to switch units because that date was no longer an option. I thought it would be worth it waiting the two weeks because they had to do a proper turnaround, but for the roach hole that we moved into it ABSOLUTELY WAS NOT.nnWe only signed the second lease here because of the price at this location and not being able to afford moving again. Other than that, would have moved after the first year.nnTL;DR:nnNegatives: We are miserable. NOTHING is worth fighting tooth and nail to get real issues fixed.nnPositive: location, price/sq ft. Cute dogs and nice, private courtyard areas.
