My wife and I lived here from 2015-2019. We really liked the apartment itself. Nice big kitchen, spacious living room. Maintenance was usually pretty quick. The management changed at least 3 times, so it was sometimes tough to get info when management was often new people. Not a ton of guest parking and the city banned overnight street parking on Howick. Ended up moving because of the increased crime/police presence and shady residents.

EDIT: The 2 stars are for management we have had a terrible experience moving out. Otherwise it would've been a 3.5 stars. They way overcharge rent for what you get. The paint job is terrible, and there was way more then a few stray hairs under the paint throughout the apartment. When we first moved in I guess they didn't bother to clean after they changed the carpets cause there was dust everywhere, on the counters, on the cabinet doors, on the floor, and the lady who gave us the keys tried to clean it off the counters with her jacket. When we first moved in we went into the office and asked multiple times to get the inspection checklist and they said they would email it to us and we never got it. The closet door track to the laundry room was all bent up from the last people which ment the laundry door kept falling off the tracks and instead of fixing the track all they did was put the door back on which would just keep falling off. The hallways and stairs are gross. The carpets in the hallways had stains from dogs relieving themselves which mangement can't control where a dog goes to the bathroom but the hallways always stunk. And just take a look at the other reviews about the parking. Walls are super thin which didn't bother me but might as well mention it you could definitely hear conversations and people walking around both from upstairs and downstairs neighbors. Altogether the apartment itself wasn't terrible and the neighbors were super nice but it was definitely was not worth the rent they were charging us not to mention they were only raising it which is ridiculous considering we're in a pandemic.

Overall great place to live for young professionals + couples, especially for the price and being close to downtown/freeway entrance. Management is transparent, very responsive and friendly. If I ever need anything, Leslie or Jonnie are happy to do their job don't make me feel like a nuisance. It was relieving to move here after bad experiences with previous management in other complex's. Most negative reviews mention guests getting towed for parking in unauthorized areas and are surprised this rule is enforced. If you abide to the policy you won't have any issues, plain and simple. Guest parking spots are all clearly marked and the parking policy is stated on a property sign, in emails, on the lease and at move in, so I don't understand why people are confused + angry. Most complexes have the same exact rules. Pros The grounds + common areas (such as the pool and park) are well kept and my apartment was very clean for move in. The complex is about 10? years old so my apartment was in good condition and isn't falling apart. Maintenance requests were taken care of promptly. Neighbors in my building are respectful and quiet. Packages are easy to receive via amazon hub or door step delivery. Building is safe + only accessible with a door-code or key-card. "Cons" (I personally don't view these as cons, but others may consider this is info as cons) Parking is limited and + unassigned on the lot, as disclosed, but there is always a spot for residents. FYI If you come home late you probably won't get a good spot but if it bothers you that much, get a parking garage pass. When you step outside the complex it's in a unique location; near industrial businesses so it doesn't have a neighborhood feel. I don't mind since it is close to the freeway and 15 minutes from downtown.

Don't park here and visit anyone. Guest parking was all full and the spots are unlabeled and you better not park in any of the spots or the apartment just impounds your car with no warning. They're supposed to label any spot your not supposed to park in. Not a way to treat your guests. Sorry I even visited, glad I don't live here if that's how you treat people.

Apartments are beautiful and work great for my friend. However, I went to visit and there was absolutely no guest parking available. You would think a place that can easily house 300 residents that there would be more available parking for its guests than 21 guest parking spots. Which according to my friend, who lives there, are almost always full. The parking lot that is reserved for residents is massive in comparison. Not only are there so many available spots for residents, including an underground parking area under both buildings, there are many spots that stay vacant all hours of the day and night. Therefore, it seems ridiculous that there's not more guest parking. Or some sort of attempt at a compromise. For example, maybe allowing residents the ability to request parking passes for their overnight guests, or possibly expanding the area that guests are allowed to park and still allowing residnets to park there, or assigning some sort of guest permit pass for each apartment to give one guest, or even simply reaching out to the residnets to get their feedback on how to better accommodate the residents. The apartment complex has some kind of contract with the local tow company, there is a small sign at the entrance of the apartments warning that all cars without a permit will be towed. My car got towed at 5:45am for $250, which was absolutely outrageous price. I called to retrieve my car and had to wait until 10am when they could send someone to their office to let me get my car back. When I was at the tow company I asked why my car had been towed and they explained that they owned the apartment parking lot so they could go through at any time and tow cars without permits. This apartment complex works with the tow company and is a total scam! Its as if they don't want guests over at all. Because 21 spots that are nearly never empty just isn't adequate enough for all the residents that live at these apartments. Not to mention there is little to no street parking available either because of the industrial area the apartments are in. They definitely need a better guest parking situation. How it is right now suggests they don't want residents having guests over ever. Its understandable to want to put the residents before guests but this does not allow for residnets to be able to have guests and thats frustrating even for the residents.
