I'll share my experience for any perspective tenants- especially women. There is a repeat stalker that records women through windows. The HOA hid this from as many people as they could (presumably to protect property values) and I found out, months later, that I was one of the victims and the HOA did NOTHING to contact me OR send out a condominium email that warned residents what was happening. Their defense is that they posted on the PRIVATE marmalade square Facebook group. I could have protected myself, but they chose to hide this from their tenants. This was happening the ENTIRE time I lived there and I had no idea. We get an email any time the water is shut off, the HOA wants to complain, the HOA is gonna do something with the dog park, etc. But nothing to warn us to protect ourselves or the fact that the police department asked the HOA to find me after giving them my description, my husband's and my dog to the property manager, whom I saw every week. Added the facebook photos of the group I joined AFTER finding out it existed. Do not live here.

I’ve lived here for a little over 2 years and the maintenance of this property leaves a lot to be desired. Took 2 years for the disgusting stairwells to be addressed/repainted. And once this was finally done, rather than sanding down the peeling paint and using paint meant for decking/high traffic areas, they just painted over peeling areas with paint that appears to just be interior paint. Management is rude and unprofessional. HOA fees don’t appear to be being used for the betterment of the look of the community, taking into consideration the dead grass everywhere, missing bricks in the outer stairwells, shoddy crack sealing work rather than just repaving the parking lot, missing/loose stair edging rubber tread, etc. I asked upon moving in about the dead grass in front of my unit and was told “Oh, a previous tenant had a Great Dane that would regularly pee in that area so it killed the grass...it will grow back.” And 2 years later, still dead and brown and muddy. This is likely due to there being no full time maintenance person on staff and questions as to when this will happen are ignored. Living here has felt like living in a seedy motel.
