We closed on our house six weeks ago and the seller, represented by Jefferey Hogg from Blackwell Realty group, walked away with $2,000 worth of property that was agreed upon through negotiations. Yes, a client can act in contrary to a realtor’s advice, but that was not entirely the case here. During our walk through, three days before receiving keys, my wife and I noticed that the shed, which had been agreed to in our addendum 2, had been removed from the property. Our realtor talked for several days with Jefferey Hogg. Jefferey defended the action with suggesting that there were two sheds, one was attached to the house, and we were receiving one. That was the position that he held until after my wife and I received keys which is further described. There is a difference between “real” property and “personal” property. The attached shed would be defined as real property and would be part of the transaction unless it was excluded. The stand alone shed would be considered personal property and thus excluded from the sale unless explicitly asked for, which was the case with our addendum 2. When we closed and received keys two and a half days later, about $800 more of property that had been agreed upon had been removed from the property. Additionally, a truck and trailer’s worth of trash had been left in and around the property (it took my father and I another five combined hours to load it and take it to the dump). Our real estate agent began talking with Blackwell Realty’s broker, and it took Jefferey another day to admit that the shed, and other property, were wrongly removed from the house. With how he argued, and how long it took him to concede that we should have received the shed, I believe that Jefferey Hogg knew that we would not be receiving the shed as he processed the transaction. According to Utah administrative code, it is unethical for an agent to process a document in which the licensed realtor knows does not reflect the true nature of the transaction. To support my argument of unethical actions, the listing said that roof was newer, but the inspection report along with a contractor came back saying that it needed to be replaced. In our addendums, a broken two-pane window was to be replaced by a contractor, but was done by a family member and now only has one pane and no receipt could be produced for the work. Jefferey Hogg is blurring the lines of ethical practices in real estate. Now, after six weeks Blackwell Realty’s seller is in the wind. My wife and I are missing a shed, a microwave, a door, some lights, a window pane, and some cabinets, along with the time it took to collect all the trash and take it to the dump. I will be reporting Jefferey Hogg to the Department of Commerce, Division of Real Estate for unethical practices. I will also have to take their client to court to recover the cost of what was removed from the property. Having to report a licensed realtor and take their client to court reflects greater issues that need to be addressed. I would like to see actual reparations made. If you would like more details on the transaction, I would love to discuss it with you. Will someone from Blackwell Realty please pick up the key box that has been sitting on my front porch for the last six weeks? I was hoping that you would do your job right, but this is ridiculous. Brandon is AMAZING to work with. My husband and I are extremely picky. Brandon took us to see more houses than I care to count. Never once did he make us feel pressured to buy. This has been such an overwhelming experience trying to smoothly move from one house to the next. Brandon Blackwell has been amazing in his response time and not making us feel silly for asking so many questions and answering them all. It seemed every time I had a question or needed something it was on a weekend and they never complained. I would not trade these folks jobs for anything. The whole team worked hard from Jenna, Kathy, Shaylie and more specifically Brandon. Thanks for helping us sell our home and find our dream home ❤️❤️!

I'm 37 and Brandon personally helped me out with my new home. As being a first time buyer of course I had a lot of questions. With the market being intense right now Brandon was with me everyday to help me find the perfect home. There is a lot that goes on in the back ground that a buyer does not know or think about and he didn't bat an eye to inform me and give the help of saying yes or no. He truly looked out for my best interest and went above all the call of duties. Thank you so much Brandon and Blackwell realty. I love my new home.
