The Cottages at Woodland Grove, previously called Shady Wood, were just that - shady. However, a few years back, management changed and with that so did the whole atmosphere of the complex. Judy, the manager, is the sweetest little lady and truly goes the extra mile to ensure the grounds are beautiful and safe. The tenants love her and how she truly cares about each and every one of the people residing in the apartments. Like anywhere, neighbors can be a nuisance, however, Judy single handedly took the complex from a shady area on State Street, to a safe and affordable place that's great for young couples just starting out and retired men and women alike. I believe Judy herself deserves far better than a 5 star rating. She truly goes above and beyond the call of duty of a property manager.

Please ignore the poor review left by a former tenant as some people are simply close minded. The cottages are a great starter apartment for new couples to live in and is also great for older retired individuals. The manager Judy is the sweetest lady and will do everything in her power to work with your needs. There was a short amount of time where she needed to hire a new maintenance worker and she handled everything from painting new apartments to putting in new hardwood floors to maintaining the lawns as well as planting flower gardens. Keep in mind Judy is in her mid 60s and does everything in her power. Sense that time two new maintenance workers have been hired working hard long hours every day to make sure that the tenants have their every need satisfied. The only bad thing that I have to say about the cottages is they are a little small but what else do you expect for a 1 bedroom apartment that is only 600 dollars monthly? I give Judy and the cottages at woodland grove a 5 star rating. Feel free to come check it out for yourself.

1 1/2 YEAR RESIDENT REVIEW - VERY IN DEPTH Let's get down to the nitty-gritty right away. The location is convenient and that's about the only advantage to these places and that's why I am giving a one-star review instead of the non-existent no-star. Not even their price is worth what you have to deal with. Right off the bat, you'll see that $600 monthly rent as a blessing up in the Provo area. Let me tell you right now, please try to do whatever you can to raise your rent up to $800 and move somewhere else. I'm gonna start with the MAJOR problems with The Cottages so that you know what you'll be putting up with if you move there. 1. An EXTREME amount of feral cats. During the summer it is a nightmare as the cats are over-breeding and the smell is terrible. This wouldn't be an issue if the other tenants DID NOT FEED THE WILD CATS. Don't expect animal control to do anything either, because they won't. Trust me, we tried about ten times last year to get them to come and capture the cats. So if you move in, be prepared to get cat urine all over ANYTHING you put outside. Including door-mats. 2. Plan on not having anything fixed... ever. If you do manage to have something fixed, it is small and the job is done poorly. That goes for anything related to plumbing, electrical and yard. The manager (Judy) consistently complains about never being able to get anything done on the property, but doesn't go out of her way (or even the property owners) to hire a competent handyman that isn't either ; A. An alcoholic. or B. Has no understanding of basic handyman work. My wife and I had requested for over a year to have our carpet replaced in the unit we were in because of the fact it was at least 15 years old and the previous tenant had cats that tore up the carpet. So we were dealing with holes in the middle of the floor that were 3+ inches wide at the smallest. Guess what we ended up having to do ourselves? REPLACE THE CARPET IN THE UNIT BY OURSELVES. The sub-floor... let me tell you something. You'll see it i the image, it was frightening to say the least. Wood rot, soaked in cat urine, a couple hundred dead bugs. Yeah, that was fun. 3. The other tenants. Luckily for us we tried our best to avoid talking with the other tenants due to the fact that they were honestly and I mean HONESTLY... weirdos. There are people living here that feel like they either belong in jail or a mental institution. If the person isn't insane or a criminal, they're drunk or constantly smoke. The air surrounding the cottages smells like a combination of cigarette smoke and cat urine. Sorry management, all those planted flowers aren't gonna make that go away. For almost two weeks we were sharing a wall with a drunkard that lived two doors down. He was always drunk and falling and he smoked marijuana. We had to call the police on him more than once. One night (around midnight) as my wife and I pulled up in my truck after an exhausting day, he came out of his house and attempted to open my wife's door. Keep in mind, we had never seen him before this point. He freaked her out and we both thought he was going to attempt something. I ENDED UP HAVING TO PULL MY HANDGUN ON HIM TO GET HIM TO COME TO HIS SENSES. Guess what? He was drunk. I told him clearly to never come within eyesight of me or my wife ever again. Several weeks after that, he drunkenly stumbled on to State Street and got hit by a Jeep. If he wasn't enough don't forget all the other tenants that constantly feed the feral cats and make the area even more unsafe for small children because of it. The feral cats aren't neutered, they aren't vaccinated and they aren't under control. PLEASE BE SMART AND IF YOU HAVE CHILDREN DO NOT MOVE IN HERE. It's not worth it knowing that all it takes is one of those cats to become aggressive and scratch your child or bite him or her. There is so many more issues that I could keep going on about, but I reached Googles character limit for reviews. The place has been cleaned out of a lot of riff raff and is a very good place to live and
