We used Diane Bryce to appraise our father's home twice in three years, and found that her numbers and comparable sales were reasonable both times. Because we needed to sell fast we sold for significantly less than appraised value. However, had we left the property on the market for the time frame she factored in to the appraisal we believe we would have been successful in getting that amount or close to it. The cost of the appraisal was competitive, and while I only met her once she was pleasant and professional.

Agreed with previous poster. If zero stars were an option that would be a more appropriate rating. We had a different appraisal a year ago and she depreciated the value of our home/property by $110,000. She based her review on the LIMITED comps in our area. All of which are SIGNIFICANTLY older homes and do not have the high end finishes that our new build has. This woman should NEVER be used for an appraisal.

If zero stars were possible to give I would have put it. An appraisal was done on a property and this lady clearly devalued the property... never mentioned any of the upgrades within the building especially one of the most important being a sump pump system that definitely should increase the value because it is added protection for the property. Everything that was scrutinized were minor. Many new entities and yet her focus was to devalue and redline. She used comps that were no where similar and took nothing into consideration. She clearly needs a new profession. I would not recommend this appraiser and her team.

Lady was VERY unpleasnt and needs to find a new profession. She is miserable and has no clue what she is doing! Never use this company!

Very unhappy with low appraisal of property. Came up with a very odd amount for value of property, at least $25-$30,000 lower than similar properties in the area. Used comps that were not even remotely similar in size and style and averaged them to get the value. Unfortunately, could not choose appraisal company & was warned by people in the mortgage business that this company would come in low, and they did. Put us at a major disadvantage for our re-finance.
