AVOID AT ALL COSTS!!!! LANDLORD ONLY WANTS $$$nIt was my first apartment ever! At first it was fine. Reasonable price. Good environment. Then my apartment flooded from the upstairs water heater. My landlord stated I could leave early. No problem. Signed the papers. Thought it was a done deal. 6 months later, I STILL don't have my security deposit of $400 back. Had to go to small claims court and even though I won in small claims court, the landlord has still refused to give me my security deposit back. He is still making up excuses. I will NOT be returning. The landlord lies and comes up with excuses to get his way, even if it involves breaking the law in Michigan. This is NOT the place to go, If you're looking for good apartments around the Bay City area. Look elsewhere.
Great place to live. As I understand old management did a poor job on upkeep, but since Iain and his team have taken over the complex has been great. Between re-siding the buildings, lighting the parking lots, and updating the apartments the work they have done is phenomenal. They really care about making a safe and clean environment for living. I encourage anyone who is looking for a good apartment at a fair price price to check out Bay Valley. Even if you have heard negative reviews in the past, the work that has went into the complex in the last couple years makes it one of the best living spaces around.
Living here was very nice and I would recommend this Apartment complex.nnIain (Manager) and his team have done a wonderful job of improving the grounds and individual units. They have recently installed lights outside of each apartment, there is plenty of light when coming and going at night. Recently, all the laundry on site has the added option of paying with your phone, this is a incredibly nice feature as you don't need to accumulate your body weight in quarters. Personally, I lived in a loft style apartment and I really enjoyed the layout. The apartment was in great condition (Like new) when I moved in. I had very few maintenance requests and all were taken care of very quickly. All of the staff were very pleasant and easy to talk to in passing.nnI notice that there are negative review spanning more than two years ago, New management took control about a year and half ago and since then, everything is getting renovated and improved. I urge you to tour the complex to see the units yourselves.
Maintenance on a handful of accounts entered my apartment for non-emergencies without any form of notice or leaving a note. Which is illegal. I'm sure it was the landlords job to notify me of this. Maintenance themselves were great and always super friendly .My air conditioner was illegally installed to the point OSHA would have threw a fit. The cord hung across the top of the stairs , allowing anyone with some height to them to choke on their way down the stairs. My downstairs neighbor harassed me for having a cast which he claimed was noisey, he also smoked a few packs a day. When I made a complaint as my apartment reeked of his cigarettes and if was turning yellow, they stated it was smoking friendly, yet marijuana which is less ordorus, doesn't stain walls and is legal is prohibited. When I first moved in they removed all my smoking supplies from my closet (again when they illegally entered it). My lease has ended and the office will not call me back I've called 5 or 6 times and gone to the office, nothing. Move anywhere but here. Btw the apartments have the original electrical work, a majority of the outlets don't work and the heating bills are absolutely outrageous.
If you want to play outrageously high bills for a 1970s built apartment that has not been renovated, this is the place. Your heating bill here will always be above $180, as the apartments have no insulation, alongside incredibly poorly insulated windows and terrible air conditioners that are positioned so poorly they also leak heat. To add to all of this, tenants steal parking spots, even if you pay for them, the maintenance workers are lazy and hardly do their jobs and also stalk you, the manager is always looking to get money from you, and the neighbors do not shut up. Please, for all the love in your life, avoid this place. None of these issues can be discussed in the office of the complex. I was evicted months ago for trying to have something done about the heating bill. Ian is a scam artist and doesnt deserve to be a landlord. More like slum lord lol
