If you are a buyer and have your own agent, do not trust Gerry Yost as far as you can throw her if she is the sellers agent. She will accept your offer in writing, an offer that had an escalation clause to ensure your bid wins, confirm it accepted in writing via email, and will then turn around and minutes later offer other bidders the chance to beat your bid knowing full and well that the escalation clause gives you last last offer rights. She did this to abuse the escalation clause to push up the selling price and more than likely did not advise the other bidder that no matter what they bid, I had last rights to beat the bid. Shady lady that lives on Shady lane.
