I made an full price cash offer on a property listed by this company. Instead of accepting (or just rejecting) my offer, they turned the transaction into a long drawn out circus, soliciting bids and turning the listing onto an auction. If an auction was what was desired, they should have just held an auction. I would never trust that you can have a smooth transaction with this agency, even if you offer everything they are asking for. You are asking for a headache. I will not use, or even consider purchasing a property listed by this agency.
