My 1 and only experience with them. I made a cash offer, they typed it up. I signed it. A few days later the realtor retyped it and put it in front of me to sign. It was exactly the same as the original offer with one important exception. She omitted my contingency for clear title. She was sneaky. She did not tell me she removed the contingency when she asked me to sign the new contract. I said I want my contingency in here. She said it has to be removed before closing. I said no it doesn't. She refused to accept my offer with a contingency for clear title. I refused to close without it. I did not buy the land.
