WAY too expensive for lot rent ($825/month). Guessing there will be more rent raises coming in the future too! Keep your so called "amenities" or pay for them yourselves! Not like we can actually use them during these times anyway. No compassion in the time of COVID-19 to their tenants. Revoked Late Fees during the time the Government forcibly mandated it, but reinstated it during Christmas / Holiday Season without any notice. Found out on Dec. 11 that Late fees were back and I had ALREADY been charged $50 on the 4th, and will be charged another $125 on the 15th. "No exceptions". Absolutely insane and should be illegal if it isn't. If you want a company that ACTUALLY cares about you and / or will work with you, COVE Communities (Formerly Red Deer Village) is not the one.

We lived here for the past 7 years renting from the former management. They rented us a dump. When Cove came in we seen marked improvements. When we had a major issue they were right on it , worked with us around schedules and were very kind. We ended up buying and I know that folks think that the rent is too high but it really is within market rates. We get a cable package, option for free internet (I stuck with shaw) but I also do finances for group homes and pay their bills. Trust me we don't pay water, sewer, or garbage that is a 110.00 to 130.00 per month plus we only pa city taxes on the buildings on the property not the property itself. Mine was only 261.00. What do you think they pay on the land. Think people. They are really trying to improve this place and I love it here and feel safe.I have great neighbors. Tammie

If you need to live in a trailer home it's a good place I guess. The one by the hospital is better

A mobile home, for the most part, is a Mobile home... minus some very specific luxury homes built for that specific reason. Tell me if I am wrong here. A mobile park, for the most part, is a Mobile Park. Some may offer, or plan to offer certain amenities and services but you tell me what I am getting for this Price difference: My personal 2 bedroom Appartment (heat/water/cable/internet/Sewer/Giant Deck/All Repairs Covered minus a toilet clogging!) - $840 Cove Communities Lot Rent (Some Grass and $50 cable/internet package, Sewer services?) - $825 (for a grass lot with no trailer on it) Also from what I have heard and read, there are questionable tenants and happenings within the park still, which was one of their justifications for raising rents 2 years ago... to help stop and prevent these issues. Mustang Acre Lot Rent (maybe no services?) - $480 I personally would rather pay the low lot rent and have the option to pick my own packages for services that would decrease the cost of living substantially. Also, for any individual interested in buying a Trailer for the purposes of a business venture like renting or even renovating to resell, this park has become nearly unviable as a business opportunity, which is what I entered it for originally, and am about to take a $30-40,000 bath on my investment simply because any interest I may have in my Trailer (brand new rebuild from the ground up, fully framed, peak roof, hardwood floors, granite counters, walk-in shower AND Jacuzzi Bathtub, and more), is completely negated by the insane lot rent that these people want to charge. I do have a renter in there that pays $1350 a month, but technically even so, the renter is paying $825 to live on Cove's Grass, and only $525 to live in a luxury trailer so Cove makes more on their Grass than I do on the actual Dwelling. Sounds fair right? How can you compare a LOT RENT... meaning you would pay $825 to live on a square flat of GRASS without a Trailer on it, to full service Apartments and Condos that price virtually the same or within +/-$200? It is unbelievably greedy and there isn't a single reason, service, or amenity that can justify that. Hell, for $840 a month, I get an ACTUAL apartment that is almost the same size as the ENTIRE LOT they offer for $825, and we still have a yard outside if you really want to use it! Also take that $825 and multiply it by something like 400 or so Lot Rents and see the magic number of about $330,000 they are pulling in EACH MONTH on some grass with some minor city services and tell me they don't have some margins to play with lol. With all the latest lot rent increases, we should be seeing a gated community with a swimming pool, exercise room, games room, ect in it by now lol... I mean it would only probably take their income of a month or 2 to fully fund everything I just mentioned! You can also probably safely bet that they will be raising the Rent AGAIN by next October which is the shortest time that they can possibly do it. Why not go for 3 years in a row right? Warning: Incoming message from owners saying how their rates are "comparable" to others in town. We can compare apples to oranges too, doesn't make them anywhere near similar.

This place needs to focus on security and clearing the snow properly before spending money to make it look "nice". DO NOT waste your money buying a place here, not worth being an owner until they make it safer to live.
