good location, easy to find. but way too expensive for what we got. we paid about 400 dollars per night for a very small room, which is what was advertised in the hotel listing (so that's expected and fine), but what I didn't expect was that it came with limited housekeeping. they only refresh towels, empty the trash bins and clean the bathroom (which is also very tiny by the way). they don't tidy the rest of the room or make the beds or change the sheets. we stayed for 3 nights, so it wasn't a result of not staying long enough. because of this, by the third night I was kind of glad to leave. it's in a great location, next to two prominent temples and several bus stops, so I gave it 3 stars. but for 400 bucks, I have stayed in larger ryokans in Kyoto before, with full housekeeping and even meal service. I thought this would give me a more rustic traditional experience, but it was more tiring than anything. on the more positive side, the AC/heat and hot water always worked. p.s. the concierge staff are friendly and very helpful, but although they're supposed to be there till 9pm, there were a couple of nights when they knocked off early and I couldn't find them.

When we got there, the rooms were very cold and had heaters that take awhile to work. I would recommend to come here when it is warm as the rooms have no insulation and get cold very fast. The location is very inconvenient to get to the subway and most restaurants close early around the area. Only gets 3 stars because of the super friendly staff that made their best effort to say goodbye when we went out. The view from our room was ok but with one window facing a cemetery it was kind of creepy.

Wow what an experience. We stayed here after booking through Airbnb and it was so much better than we expected.
