Tiny rooms. Uncomfortable bed and irregular linen delivery (change yourself) but great staff who go the extra. Spotlessly clean and the rooms are quiet. A "good" budget hotel if all you need is a quiet place to freshen up and see the sights.

Would consider this a business hotel. A bit far from the city but for travellers on a budget, the trip is bearable. Caveat, they don't clean your room until you check out. They replace linen and towels though upon request. Lots of places where you can grab a bite. There's a building near Seiyu with lots of restaurants.

Opposite of the hotel is Lawson 24hours open. Station is less than 1min walk, JR line is super fast to get anywhere. It located in downtown, but so good to move around all over Tokyo.

Fantastic place to stay! Friendly staff, nice size rooms for the price, clean rooms, and great value overall! A literal one minute walk or less to Shin-Koiwa Station and a great place to stay for those looking for a less tourist district to stay in! Would stay here again!
