Allison and Ben take pride in their business. The B&B is always clean. They provide onsite management and are focused on attracting repeat business. I have used the B&B off and on for over two years! They are close to the historic downtown square with shops, restaurants and wine tasting! Give them a try next time you come to east Texas. Les and Diane

My wife and I had visited and loved it. The deep tub was amazing and the room was surprisingly bigger than expected. The breakfast was made with local produce and you could taste the quality. The owner was kind and attentive to all our needs. We will stop by each time we come through, because of the service we received.

I have actually stayed at The Oaks 3 times now while traveling for business. Each time my room keys are waiting on the entry foyer table next to the guest book (you get a keycode for the front door in advance). You go right up the stairs to find your room (there are only 3 rooms). Each time I have stayed in the Magnolia Suite. The bed is large and very comfortable, the shower is all glass and very pretty and the water is HOT. The towels are fluffy and smell very nice. There are also nice bath robes to use. The owners leave a homemade treat (I have enjoyed cookies, bread and pound cake) and there is coffee and hot tea ready to make anytime in the dining room downstairs. In spite of being right off a busy street, the house is very quiet and I feel very safe there, a plus when traveling alone. I always leave before breakfast but I am sure it is good and hope to try it someday. I highly recommend staying here when traveling thru north Texas. The downtown area is also close and VERY lively with great shopping and food.

What a gem!!! This place was not only well kept, spacious, and inviting but it turned out to be THE PERFECT location for a work retreat! We will definitely be utilizing this space again! It’s located so close to cute shops and a delicious pizza place that we also loved. It was an all around win for us!!

Very nice bed and breakfast. Our room was very comfortable. Breakfast great. The location is perfect for walking to town. Will stay here again
