When compared to a regular chain hotel/ resort this is a 1 star for sure. But as a Catskills Irish Alps getaway it's a solid 3. The property is well setup for enjoying your friends and family. The food and rooms are not great but completely serviceable. The only major downside is if it rains, there is no place to go and nothing to do. A little bit of renovation could go a long way here.nnOther than that I have to say my family did enjoy our time there. Kids can run around and play, pool and the fire pits were all a blast.nnIt's a go for group getaways where you would have fun with those people no matter what.nnIt's a no go if you think it's a resort and don't plan on leaving the property.

Place was absolutely beautiful. Food was great. Rooms were neat and clean. Plant of things to do. Great place for family. Lots of things to keep children busy. It is on the difficult side to find. A few railings need to tightened

Always a great time at Gavins, with many music festivals throughout the year.
