We moved to Orchards in August 2019 and did not renew because we bought a house. The grounds are well kept and the townhomes seemed well-built with modern finishes like granite, soft closing cabinets etc. If I had the option, I would pick a townhome that was back behind the office away from 1900 because the road noise does get loud. I have never heard the neighbor on either side of me so I feel like the sound proofing between units is decent. We did have a slight disagreement over a pet on property because my son brought his dog over to help me move a bench. The dog didn't come in the unit but I was assessed a hefty fine because it wasn't on the lease. At the end of the day, it was in the lease and I was in the wrong.
Because of the fine I was concerned that I was going to be nickel and dimed on move out. I just got my move-out settlement in the mail and was pleasantly surprised to see that they charged what they said they would on lease signing and returned everything but my nonrefundable pet deposit, carpet cleaning, and touch-up cleaning. Overall it was a good place to live. I would have given 5 stars but I felt like the dog situation could have been handled differently. Make sure you read your lease and it should be a pretty straightforward experience.

We moved into this neighborhood last year while it was still under construction. We always had construction people entering a code into our key pad on our door to get into our unit even though construction was supposedly done and we had moved in. When we moved in we also filled out a sheet pointing out spots and problems that needed to be fixed and were told they would fix it within the week. A year later and no one has come to fix it. The office is extremely hard to get ahold of and rather than contacting you about late rent they post a paper taped to your door for the whole neighborhood to see. Each unit has a garage meaning we barely use the front door so the paper saying we needed to vacate due to late rent was posted on our door for about three days before we even saw it. While we were on vacation we had someone watching our house and feeding our animals. We left one of our cars that does not run in the driveway. The Vehicle has expired plates since we cannot obviously drive it due to it not running. We got a phone call from our house sitter saying they had put a sticker on our car to tow it. No one from the office contacted us to inform us that our car couldn’t be parked in the driveway even though the house across the street also has a fixer upper vehicle with expired plates. We had to cut our trip short to come home to move it so they wouldn’t tow it away and charge us for it. Carrie, one of the office ladies, is extremely rude and never in the office when I go down to ask questions. Our gym has been closed due to the pandemic along with other common spaces, yet we still have to pay a common utility and space bill for things we cannot even use. Internet and cable is included in the monthly rent, however the internet goes out monthly or is extremely slow and the people who were supposed to install cable in our unit never came. We called them multiple times about the issue and were told to contact the office. We’ve set up three appointments for it to be installed in the unit and have even given them authorization to enter the unit if we are not home and still do not have cable a year later. We love the unit itself, it’s nice and has a lot of space and is a great price compared to others, but the office management is terrible and extremely unhelpful. They seem to only care about late fees and over charging for things. Wouldn’t recommend living here to others.
Real sense of "community" here. Office staff is lovely, wish covid would end so me and my dog could get back to our daily walks to the office.
New and well kept townhomes located in the great community of Roy, utah. Great neighborhood with fun and friendly attractions within living. Great entertainment and shopping, etc!
